Job Description

As the Operations Supervisor, you will perform specific tasks at the property in the operation, maintenance and repair of, HVAC related equipment, in addition to the following responsibilities.

Monitor the building preventative maintenance and tenant request application, Building Engines to ensure performance standards are in line and tasks are up to date.
Direct, organize, oversee, train and evaluate the Chief Engineer, Building Operators and Maintenance Operators in the operation and maintenance of building systems and equipment including, but not limited to, equipment inspections, instrument readings, operations, troubleshooting HVAC/plumbing/electrical system repairs, generators, lighting, boilers, chillers, cooling towers, pumps, fan coil units, compartment air units, fan power boxes, building automation systems, lighting control systems, etc. and ensuring they are executing their job roles and responsibilities in a safe and efficient manner that is compliant with legislated and company guidelines/regulations.
Perform work in one or more of the maintenance trades: carpentry, plumbing, HVAC, electrical, etc.
Define and delegate authority and responsibilities to employees, instruct employees on proper work procedures, safety rules and procedures, health and safety policies, care and use of equipment. Ensure adequate staff scheduling and coverage to meet the operational needs. Ensure that all safety rules and procedures are being followed, minimize hazards, conduct loss/near loss investigations and maintain clean working conditions per the health and safety program.
Review and evaluate the performance of employees, including preparation of development plans, recommendations for promotions and disciplinary actions.
Provide assistance as directed to other building operations staff in the areas of preventative maintenance, electrical maintenance, etc.
Ensure that scheduled maintenance on all equipment is completed by in-house staff and outside contractors as per manufacturer's recommendations, contract obligations, legislated requirements, including water treatment, filter changes, motor bearing lubrication, belt alignment/replacement, etc
Monitor, analyze and prepare recommendations to optimize equipment control through the building automation system to facilitate efficient and effective building operation.
Prepare recommendations, obtain quotes for replacement vs repairs and prioritize proposed project lists to coincide with budgetary and capex planning.
Basic knowledge of commercial builds, including foundations, concrete construction, framing, interior and exterior finishing, wall, masonry, formwork, mechanical, electrical and roof systems.
Assist in the development and implementation of standard operating procedures (SOP's), orientation/training manuals, refining of preventative maintenance schedules and safety procedures.
Working with the Operations staff and building contractors, prepare and maintain detailed training documents and protocols for training new Building Operators on building systems including, but not limited to, HVAC systems, plumbing systems, electrical systems, building automation, etc.
Act as relief for other similar positions whose incumbent may be absent from time-to-time.
Perform other related duties as required and assigned from time-to-time.
You will perform specific tasks at the property in the operation, maintenance and repair of, HVAC related equipment, building operations, lights/tubes, ballast, light lenses, ceiling tiles, systems furniture, plumbing, and electrical/mechanical systems and equipment.
Participate in afterhours, on-call rotation, when / if required.
Working hours, 40 hours week, 7am-4pm (Mon-Fri), subject to specific site needs.
Participate in OH&S program.
Responsible for inventory / consumables management
Operate building / building systems in alignment with applicable, local building / fire codes.
Participate in and execute on all Manulife Real Estate systems, permits, processes.
ABSA Fourth Class Power Engineer license required
A class 5 driver’s license required
Typical 5 years of experience in building repairs / operations in a high-rise commercial building setting required
Must have 3 years of experience as a supervisor or manager
3 years of experience with Building Automation Systems (EX: JCI Metasys, Siemens Insight, etc…) required
