About The Role:
The Maintenance Technician is primarily responsible for diagnosing and performing basic to intermediate property maintenance and repairs, ensuring both interior and exterior areas of assigned sites are kept in a safe, functional, and welcoming condition. The technician ensures adherence to occupational health and safety regulations, company policies, and standard operating procedures. The Maintenance Technician role is supported by training and operational resources, including a handbook that outlines the specific maintenance repair tasks technicians are expected to complete at the basic to intermediate level. Salary: $70,462.57 - $85,616.10 per annum
Key Responsibilities:
- Collaborate with internal teams and external vendors (including the Manager, Facilities and Maintenance, District Housing Managers, Maintenance Coordinators, and Trades team) to ensure Civida-owned and managed properties are well maintained.
- Participate in contract scope reviews, making recommendations for improvements to vendor contracts.
- Respond promptly to tenant service requests and perform minor, non-ticketed maintenance repairs.
- Diagnose and repair basic to intermediate plumbing and heating systems, including but not limited to p-trap replacements, toilet plunging/augering, and toilet replacements.
- Conduct basic electrical troubleshooting, such as replacing bulbs, light shades, and doorbell buttons.
- Perform minor repairs to window screens, blinds, doors, appliances, flooring, tile, fencing, handrails, countertops, and cabinetry.
- Complete light painting tasks, including drywall patching, mudding, and sanding.
- Maintain building exteriors, including basic groundskeeping (e.g., fence/gate repairs, litter collection, applying salt/sand to walkways).
- Identify and report operational issues, defective materials, and maintenance deficiencies to the Manager, Facilities and Maintenance.
- Respond to and resolve after-hours maintenance calls, AHS and City of Edmonton compliance requests, ensuring urgent issues are prioritized and the appropriate work order processes are initiated.
- Create and approve work orders requiring contractor support, update committed dollars, complete work orders in Yardi and maintain up-to-date work order reporting.
- Conduct pre-move-out inspections, identifying routine maintenance or suite renewal requirements.
Qualifications:
- High school diploma with a minimum 5 years’ residential maintenance field experience required.
- Experience in related trade (ex. carpentry, plumbing, HVAC) is considered an asset.
- Proven experience managing contracts; planning and coordinating the work of contractors engaged in the repair and refurbishing of housing units.
- Strong computer skills, including Microsoft Office programs, and the ability to learn other software systems.
- Strong understanding of Alberta Building Code and trade regulations.
- Knowledge of workplace health & safety practices and relevant hazards.
- Basic understanding of the Residential Tenancies Act (RTA) in Alberta.
- Must be able to individually lift up to 50 lbs. For heavier items, such as appliances, team lifting is required, and appropriate lifting equipment, including straps and dollies, will be provided to ensure safe handling in accordance with company safety procedures and OHS regulations.
- Sound decision-making skills within the framework of company policies and maintenance guidelines.
- Strong interpersonal skills with the ability to build and maintain professional working relationships.
