What this job involves:
JLL is hiring a proactive and skilled Lead Building Operator to oversee the operational integrity and maintenance of a key client facility in NE Calgary near the airport. The ideal candidate will have a strong foundation in building systems, experience in managing vendors, and the required certifications to ensure safe and efficient operations. A driver's license and vehicle is required to drive between nearby client sites.
Work Schedule:
This position follows a full-time, 4-day work week consisting of 10-hour shifts (4x10 schedule).
The schedule requires availability to work one weekend day (Saturday or Sunday) as part of the regular 4-day shift.
Flexibility to participate in an on-call rotation for after-hours emergencies is also required.
What your day-to-day will look like:
Operational & Vendor Management: Lead a team of building operators, providing daily guidance, training, and performance management to ensure all operational tasks are completed to a high standard. Manage and coordinate the work of third-party vendors and contractors, including procurement, oversight of service level agreements, and verification of work quality. Conduct regular inspections of all critical building systems, including HVAC, electrical, plumbing, and fire/life safety, to ensure optimal performance and compliance. Monitor and operate the Siemens Desigo Building Automation System (BAS) to maintain ideal environmental conditions and energy efficiency.
Maintenance & Technical Duties: Develop and execute a comprehensive preventive maintenance program for all building equipment and systems. Respond to and troubleshoot complex issues with mechanical and electrical systems, ensuring minimal downtime. Create, assign, and track work orders and maintain detailed records of maintenance activities and equipment logs using the Corrigo Computerized Maintenance Management System (CMMS). Ensure all work is performed in compliance with the company's vendor code of conduct, which emphasizes integrity, safety, and regulatory compliance.
Compliance & Security: Possess, or be willing and able to obtain, a Transportation Security Clearance (RAIC - Restricted Area Identity Card) from Transport Canada, which is a prerequisite for accessing restricted areas. Ensure all operations adhere to provincial regulations, including those set by the Alberta Boilers Safety Association (ABSA), and all applicable health and safety laws.
Required Qualifications:
Experience: 3+ years of experience in building operations or a similar technical environment. Demonstrated experience in managing and coordinating vendors and third-party service providers.
Certifications: A valid 4th Class Power Engineer and ABSA. Must be eligible to obtain and maintain a Transportation Security Clearance (RAIC) from Transport Canada.
Skills: Strong technical knowledge of commercial HVAC, electrical, and plumbing systems. Proficiency with Building Automation Systems (BAS), with direct experience on Siemens Desigo considered a strong asset. Experience using a Computerized Maintenance Management System (CMMS) is required; familiarity with Corrigo is highly preferred. Excellent problem-solving and troubleshooting abilities. Strong communication and interpersonal skills for effective interaction with team members, tenants, and vendors.
