We are looking for a Property Accountant to join a real estate and property organization in Richmond Hill, Ontario on a Long-term Contract basis. In this role, you will oversee accounting activities for a portfolio of properties while helping deliver accurate reporting, meaningful financial analysis, and dependable operational support. This opportunity is well suited to someone who enjoys working with detail-driven financial information, partnering with cross-functional teams, and identifying smarter ways to improve reporting and accounting processes.
Responsibilities:
- Manage complete accounting activities for an assigned property portfolio, including preparing journal entries, reconciling accounts, producing financial statements, and reviewing budget performance.
- Analyze monthly results by comparing actuals to forecasts and budgets, then explain notable variances and the factors influencing property performance.
- Provide accounting support for property transactions such as acquisitions, sales, refinancing, and related financing activities, including required financial setup and follow-up.
- Partner with teams across operations, corporate accounting, investor reporting, payroll, finance, acquisitions, and accounts payable to resolve questions and provide accurate financial insight.
- Contribute to broader portfolio reporting needs by supporting executive summaries, investor reporting packages, property tax matters, reconciliation activities, and lender-related requirements.
- Assist with external and investor-related audits by preparing supporting documentation, responding to requests, and helping ensure timely completion of deliverables.
- Prepare year-end working papers and schedules, and support the review of U.S. partnership tax return information for investors where required.
- Evaluate existing workflows and recommend practical improvements that enhance efficiency, strengthen controls, and support more effective reporting and analysis.
- 2 to 5 years of experience in accounting, audit, or financial planning and analysis.
- Demonstrated knowledge of property accounting, including journal entries, general ledger maintenance, and account reconciliations.
- Strong proficiency in Microsoft Excel and comfort working with accounting software systems; experience with property management or financial platforms is an asset.
- Experience handling month-end activities such as bank reconciliations, cash reconciliations, statement reconciliations, and variance review.
- Background in real estate, residential property, or related industry settings is considered a strong asset.
- Strong analytical ability, excellent attention to detail, and confidence working with data to support decision-making.
- Effective communication and time management skills, with the ability to work collaboratively while also managing responsibilities independently.
- Progress toward or enrollment in an accounting or finance designation program is considered an asset.
