Building Maintenance Technician
The ideal candidate will have robust painting experience, and well rounded handyman capabilities so as to effectively complete a wide range of repairs and improvements of new and old buildings, primarily apartments. Possessing skilled trade experience is not necessary but is a bonus.
· Work schedule is 8 hours a day 5 days a week. These hours could fluctuate depending on the workload.
· The preferable candidate lives within a thirty minute drive of West Broadway and Granville Street in Vancouver, and has a vehical.
Role
You will assist the Property Managers and Building Managers to complete repairs and maintenance across Locarno’s portfolio of properties to ensure they are maintained to a high standard; including painting. All of the subject buildings are located in Vancouver.
Duties:
· paint and make-ready rental apartments including miscellaneous repairs
-Meet with Property Manager to discuss building performance, repairs and maintenance, plans, problems, improvements, etc.
· Utilize Angus Anywhere software to respond to maintenance requests, complete work orders, records service calls, visits by authorities (fire inspections, etc.), security issues, testing of fire alarm and emergency lighting, and other relevant information.
· Maintenance and repair of residential suites, commercial units, common areas, building envelope, building exteriors and landscaping including:
· Common area and exterior painting
· Lighting and Electrical experience is beneficial.
· Basic appliance repairs
· Repairing minor plumbing problems including replacing faucets (washers, seats, stems), unclogging and replacing toilets, replacing faucet sets, shower heads, J-pipes, supply lines or shut-off valves.
· Janitorial/Cleaning: Cleaning common areas on a regular basis including ensuring the building lobby and hallways are always clean, daily litter pickup on the grounds and in commercial areas.
· Pressure-washing of interior and exterior building hard surfaces as required.
· Performing minor carpentry jobs such as adjusting or trimming doors, re-building cabinets under sinks, repairing fences, stairs etc.
· Landscaping Maintenance: Maintaining the grounds to ensure the overall appearance is clean and presentable. Cutting and edging the grass, pruning trees and shrubbery, planting flowers (annuals and perennials), in keeping with each season, in border or planter areas.
· Vacation relief to Building Managers when required.

Minimum Qualifications:
· Robust Painting experience is a must. Efficient and strong quality painting skills if required.
· Owns a vehicle that can be used for work
· A dedicated team player with good written and verbal communication
· Someone who enjoys working with their hands and has experience completing a wide range of repairs
· Someone with a keen eye to make a building and property look as best as it possibly can
· 5+ years of experience in building maintenance or construction
· An openness to learn how to use Angus Anywhere software for accepting work orders, logging repairs and service calls, and responding to tenant maintenance requests.
· Strong time management and organizational skills
· Ability to meet timelines and manage multiple projects and priorities effectively
· Strong interpersonal and communication skills with tenants and contractors, customer service is essential in this role.
· Ability to develop positive and professional relationships with different personalities
