Job Description
Your Team
The Estimator liaises between estimating team members, trade partners, suppliers, Design, Accounting, Marketing and Sales team members to ensure the accuracy of information for production. This position issues purchase orders to the trades, prices custom items for Sales team members, and processes change orders.
Your Key Deliverables
Production:
Assist with cost to complete, including variance report and job cost summary.
Collaborate with construction to provide issues/resolutions summary.
Calculate and maintain material take-offs (lumber, finishing materials, steel, concrete, etc.) from working drawings and check take-offs made by suppliers.
Prepare project estimates, conduct cost analysis and complete budget reviews for cost control, cost to complete, and project cost summaries.
Stay current with changes in the industry.
Assist with review of job budgets and purchase orders.
Review new products and vendors to identify opportunities for improved quality and cost effectiveness for cost analysis and consideration on future projects of specifications.
Support production of Single Family units currently under construction.
Managing Internal Customers:
Maintain accurate up to date job files consisting of budgets, purchase orders, change orders and customer requests.
Ensure extra sheets and pricing requests are processed with priority and in a timely manner.
Ensure all extras and change orders are communicated to the field & office team members, and trades.
Resolve site problems arising from products in terms of quantity, delivery or specifications.
Costing & Purchasing:
Maintain current, competitive cost and product information under changing market conditions.
Prepare preliminary cost comparisons for specification changes to guide management decisions.
Maintain accurate and comprehensive price books for standard options.
Assist in the tendering of new phases and new plans. Prepare tender documents for approval by the Estimating Manager for trade contractors to be invited for bids.
Assist bids with respect to prices.
Assist with review and approval of the Estimating Manager and Construction Manager, award contracts to successful bidders.
Confirm matching invoices for payment of all purchased items and contractual agreements, in accordance with approved corporate policies.
Problem solve mismatched invoices.
Managing External Relationships:
Develop and maintain relationships with specific vendors assigned to each project and review new projects and vendors to identify opportunities for improved quality and cost effectiveness.
Promote a professional business relationship with trades and suppliers.
Maintain and foster open and knowledgeable communication with vendors.
Internal Reporting:
Assist in preparing quarterly anchor budget reviews, standard option pricing and cost analysis for all plans, including forecast figures of cost fluctuations for approval by the Estimating Manager, Senior Leadership, and Executive.
Must Haves
A diploma in a Building Technology (AT, CET) is preferred or a University degree in Engineering or Construction Management
Blueprint Reading, Estimating, Construction Fundamentals and Communication and Negotiation Technology diploma would be an asset.
1 - 5 years of residential construction experience, with strong construction process knowledge;
Proficiency in Estimating Software.
A sound understanding and technical foundation of various building types, traditional subcontractor work scopes, construction systems and methods, construction specifications, building codes and requirements, construction tendering practices, and contract types.
Ability to work well under pressure.
Strong computer skills with prior experience in Microsoft Office.
Strong knowledge in project cost controls and maintaining set budgets.
Strong analytical, verbal and written communications skills.
