About the Opportunity
An established boutique Vancouver-based real estate and property management company is seeking an experienced Managing Broker to provide regulatory oversight and senior operational leadership across its brokerage and property management activities.
This is a senior leadership position with responsibility for brokerage compliance, property management operations, staff supervision and development, risk management, client service, operational improvement and business growth. The successful candidate will be an experienced real estate professional who can balance regulatory oversight with practical business and people leadership.
Brokerage Oversight & Regulatory Compliance
Serve as the brokerage's designated Managing Broker and maintain the licensing required for the company's real estate service activities.
Ensure compliance with the Real Estate Services Act, BCFSA requirements, FINTRAC obligations, applicable real estate board requirements, and other relevant legislation and regulations.
Maintain current knowledge of regulatory and legislative developments affecting real estate brokerage and property management.
Develop, maintain and enforce brokerage policies, procedures, record-keeping practices and compliance programs.
Supervise licensed professionals and ensure adherence to professional, ethical and regulatory standards.
Review transaction documentation, listing agreements, property management agreements and other brokerage records as required.
Conduct periodic file reviews and internal compliance audits.
Act as a primary point of contact for regulatory matters, audits, inquiries and compliance reporting.
Oversee brokerage trust accounting practices and the appropriate handling of trust funds.
Support privacy, anti-money laundering and risk-management programs.
Property Management & Business Operations
Provide day-to-day leadership and oversight of property management and brokerage operations.
Lead, mentor and support property managers, administrative personnel and other staff.
Establish clear responsibilities, workflows, performance expectations and accountability across the organization.
Identify opportunities to improve operational efficiency, service delivery and internal processes.
Work with ownership and senior leadership on business planning, budgeting, staffing and organizational priorities.
Monitor operational and financial performance and assist with cost management and resource allocation.
Support the implementation and effective use of property management, accounting, CRM and workflow technologies.
Develop and maintain strong relationships with clients, property owners, tenants, vendors and industry partners.
Assist with escalated client matters and complex operational issues.
Leadership & Staff Development
Foster a professional, accountable and collaborative workplace.
Coach and mentor licensed and non-licensed team members.
Establish training and professional-development initiatives.
Promote consistent service standards and strong internal communication.
Address performance issues and workplace conflicts constructively and promptly.

Risk Management & Financial Oversight
Identify and mitigate regulatory, operational, financial and reputational risks.
Oversee the resolution and documentation of client complaints and regulatory matters.
Maintain appropriate procedures relating to conflicts of interest, privacy, AML compliance and brokerage records.
Ensure appropriate controls are maintained for trust funds and other client monies.
Work with senior leadership to strengthen internal controls and reduce operational risk.
Client Relations & Business Growth
Support the continued growth of the company's property management and brokerage business.
Identify opportunities to expand existing client relationships and develop new business.
Participate in client presentations, proposals and relationship management.
Maintain an active understanding of the Metro Vancouver commercial real estate and property management markets.
Represent the organization professionally with clients and industry stakeholders.
Qualifications
Mandatory and valid British Columbia Managing Broker licence and the licensing qualifications necessary to oversee Rental and Commercial Property Management, Trading Services (Strata optional but an asset)
Minimum 5+ years of progressive experience in property management, brokerage or a related leadership capacity.
Strong working knowledge of BCFSA requirements, RESA, FINTRAC and applicable BC real estate legislation and regulations.
Demonstrated experience supervising licensed real estate professionals.
Experience with commercial property management is required
Strong leadership, communication and interpersonal skills.
Sound judgment and the ability to manage sensitive or complex situations.

Experience with budgeting, financial oversight and operational management.
Familiarity with property management, accounting, CRM and real estate technology platforms.
