Located in the heart of Downtown Toronto, The DoubleTree by Hilton Toronto Downtown boasts of 490 guest rooms and 13,500 sq ft of flexible Meeting and Event space. We are looking for an experienced Maintenance Manager , who has a passion for guests services and loves working with people in a unionized environment.
Scope
Reporting to the General Manager, the Maintenance Manager is responsible for ensuring the efficient administration and management of the maintenance functions at the hotel.
Facility Management : ensures the physical condition of the building is well maintained and ensure that a pro-active preventative maintenance plan is implemented.
Keeps operations team focused on the critical components of operations to drive guest satisfaction and the desired financial results.
Ensures that all operational areas have an atmosphere that is conducive to the overall guest experience.
Ensures capital expenditure projects are completed on time and on budget at the standards specified .
Identifies and analyzes operational challenges and facilitates the development of solutions to prevent reoccurrence.
Coaches and supports operations team to effectively manage guest calls and preventative maintenance projects. wages and controllable expenses.
Makes and executes key decisions in consultation with the General Manager to keep property moving forward towards achievement of facility management goals.
To do all work in-house with minimum use of outside contractors, in order to service both guests and employees more efficiently.
Prepare annual budgets for salaries, utilities and capital expenditures.
Prepare explanation for variance +/- on a monthly financial review.
Review contractual agreement with outside contractors and service, for financial benefits.
Review purchase orders and invoices-also allocate and code individual to its appropriate G/L account.
Obtain quotes from companies for services, supplies and contractors.
Oversee the repairs and maintenance of the guest bedrooms and the entire building envelope.
Conduct training for the engineering staff.
Ensure that the building complies with up to date codes as per local municipalities.
Deal with outside contractors and suppliers and provide any specific information that is needed e.g. drawings and specs.
Administer the preventative maintenance program for all guest bedrooms and mechanical systems.
Conduct all requirements as per building insurance inspections.
Maintain common areas and equipment services to the guest satisfaction.
Overlook all safety issues related to staff and guest.
Perform weekend duty manager schedules to overlook the entire hotel operation.
Respond on all emergency calls 24 hrs/day, 7days/week.
Conduct departmental meetings.
Oversee all payroll and personnel issues related to Engineering/Security/
Encourage and promote continuing education for all staff.
Promote cross training between Maintenance and other departments
Oversee the development of engineering programs including sustainability.
Hotel experience will be an asset.
QUALIFICATIONS:
Some knowledge of machines, maintenance and repair would be an asset
Must be at least intermediate level in Microsoft Office
Experience dealing with vendors/contractors would be an asset
Must be well organized with the ability to obtain results through other people and departments in an efficient manner
