We have a permanent, full-time opportunity for a Corporate Financial Analyst in the Finance Department. Reporting to the Manager, Corporate Finance, the successful candidate will provide business solutions to specific financial and policy issues throughout the Airport Authority and its subsidiaries, particularly with Vancouver Airport Property Management (VAPM).

Key responsibilities include:
Corporate Finance

Undertaking analysis of new business ventures and changes to existing business lines, using techniques such as financial modelling, projections and scenario analysis, data analysis and research
Assisting in the management of the financial planning and analytical processes for the organization including short-term and long-range strategic financial analysis to support executive decision making, synthesizing analysis into a coherent and concise recommendation for senior management, as well as the Board of Directors
Assessing risk and uncertainties
Presenting concise, well-structured written reports and presentations to senior management including the Board of Directors as well as to external stakeholders and investment prospects
Completing strategic financial planning including long-term financial forecast modelling and financing alternatives for the Authority
Researching companies and industries; this includes, but is not limited to, a competitive analysis of the Authority versus its competitors
Property Management and Land Development

Preparing in-depth lease analysis to support tenant negotiations, incorporating capital expenditures, revenue assumptions, operating expense assumptions and calculating net present value and internal rate of return.
Evaluating new opportunities with scenario analysis, research and optimizing financial structures
Conducting cost benefit analysis on properties and assets
Reviewing the property management fee against financial results, including return on investment, capital charges, rent revenue and tenant improvements
Developing valuation models for investments
Analyzing and providing recommendations on investment opportunities
Assessing and recommending mitigation of risks within the property management and land development investment portfolios
Previous experience in property management or real estate development beneficial but not required.
Long term capital planning for assets
Assist with annual budgeting process

Key qualifications include:
At least three years’ experience in different industries analyzing project and investment proposals; supplemented by an MBA or equivalent degree with a Finance focus, or an equivalent combination of training and experience
Chartered Financial Analyst, Chartered Professional Accountant or equivalent financial designation
Expert level analytical, financial modelling and writing skills
Resourcefulness to produce high quality results with minimal supervision and direction
Ability to manage priorities under tight timelines
In-depth knowledge of the Microsoft Office Suite
Innovative, creative and flexible
Excellent analytical, critical thinking, and problem-solving skills
Superior interpersonal and communication capabilities with internal departments and external organizations
