Position Overview
We are seeking an analytical, driven Director of Investments to lead our portfolio growth. The candidate will oversee our existing rental portfolio, evaluate new opportunities, review new development and potential acquisitions, underwrite value-add rental property acquisitions, structure joint-venture and debt financing, and guide assets through construction to stabilization. This is a leadership position requiring a unique blend of financial engineering, development acumen, and exceptional negotiation skills.
Key Responsibilities
- Oversee an existing portfolio: Monitor and enhance the performance of a portfolio of rental properties.
- Deal Sourcing & Origination: Actively identify, screen, and secure off-market and market opportunities for development and acquisitions.
- Financial Modelling & Underwriting: Oversee and execute complex pro-forma models to analyze project returns.
· Capital Structuring: Develop, source, and negotiate capital structures, including senior debt, mezzanine financing, and joint-venture equity partnerships.
- Due Diligence & Transaction Management: Manage the closing process from PSA to final execution, coordinating with legal counsel, environmental consultants, architects, and surveyors to mitigate project risk.
- Development & Asset Management Liaison: Collaborate closely with our construction managers to track entitlement milestones and budget variances, while working alongside property management to maximize NOI across our existing rental portfolio.
- Investment Presentations: Author and present data-driven investment memoranda to senior leadership and equity partners.
Skills required
- The Track Record: Deal-closing experience within a real estate private equity firm, development company, mortgage broker, or institutional investment environment.
- The Technical Edge: Advanced Excel financial modelling mastery is non-negotiable.
- Education: University degree in Real Estate, Finance, Accounting, Business, CFA or CPA.
- The Toolkit: Understanding of zoning laws, construction delivery methods, entitlement processes, and real estate tax strategies.
- The Mindset: A proactive, innovative, self-starting leader who thrives in a fast-paced environment and possesses the executive presence to negotiate with institutional partners and city officials alike.
Compensation
- Competitive base salary of $120,000 to 130,000 + performance-based bonus.
