Main Objectives:
- Increase resale transactions to 100+ transactions annually with a 15% YoY growth rate by 2025.
- Work closely with CEO to Increase pre-construction transactions to 300+ annually by 2026.
- Increase pre-construction low-rise transactions to 10%+ of total pre-construction transactions annually by 2025.
- Monetize existing database of over 300,000 people including nearly 3,000 past purchasers.
- Manage sales team and staff to free up time of the CEO so the CEO can focus on business development and other business initiatives.
- Identify and apply for grants to supplement business revenue, ensuring that 15% of all revenue is maintained through available grants.
- Create and maintain a culture of growth and accountability.
Key Responsibilities:
Sales Management & Growth:
- Drive growth to achieve 100+ resale transactions annually, with a 15% YoY growth rate by 2025, and 300+ pre-construction transactions annually by 2026.
- Focus on increasing low-rise pre-construction transactions to 10%+ of total pre-construction transactions by 2025.
- Monetize the existing database of over 300,000 contacts and nearly 3,000 past purchasers through targeted campaigns, nurturing, customer service and client events and conversion strategies.
- Manage, recruit, and train the sales team (sales representatives, marketing, and admin staff) to adhere to procedures and protocols, improving conversion rates to 1%+.
- Develop and implement structured sales training programs for new and existing agents, utilizing tools such as Follow-Up Boss, Listing Presentations, and Buyer Presentations.
- Oversee the management of CRM systems, creating action plans and ensuring sales and admin teams follow on implementing action plans and tasks, improving client follow-up and closing processes.
- Lead weekly and bi-weekly sales meetings to track progress, address challenges, and keep the team focused on objectives.
- Create, monitor and analyze OKRs for both sales, admin and marketing, ensuring continuous improvement and accountability.
Operational Leadership:
- Create and maintain a culture of execution and accountability around the organizations long-term, yearly, quarterly, monthly and weekly goals.
- Act as the primary point of contact for employees and agents, ensuring seamless internal communication across the team.
- Provide operational support to optimize productivity, improve performance, and free up the CEO’s time for business development and strategic initiatives.
- Lead problem-solving initiatives, addressing challenges quickly to foster a culture of growth, excellence, and accountability.
- Build and manage an Inside Sales Associate (ISA) call center to generate additional sales leads and opportunities, increasing both resale and pre-construction sales.
- Identify and apply for grants to supplement business revenue, ensuring that 15% of all revenue is maintained through available grants. Continue to explore and secure new grant opportunities to support business growth.
Client Relations & Customer Service:
- Maintain high levels of client satisfaction, especially with repeat investors and clients who own multiple properties, ensuring they receive exceptional service and continue to invest with the team.
- Oversee marketing and client acquisition initiatives, developing campaigns, events, and follow-up strategies to attract new clients while nurturing relationships with existing clients.
- Ensure smooth execution of property management and administrative tasks, including managing listings on MLS and other platforms to ensure operational efficiency.
Team Building & Development:
- Recruit, onboard, and develop high-quality agents and staff, creating a positive and collaborative team culture that aligns with the company’s growth goals.
- Provide ongoing training, mentorship, and support to maximize both individual and team potential, creating future leaders within the organization.
- Establish and refine processes, guidelines, and SOPs to improve operational efficiency, ensuring that all employees are accountable for their roles and performance goals.
Must-Haves:
- Extensive experience managing high-performance teams in real estate, with proven success in growing a team and hitting sales targets.
- Strong knowledge and experience using CRMs, especially Followup Boss or similar platforms.
- Exceptional attention to detail and organizational skills, with the ability to multitask and manage various aspects of the business simultaneously.
- Excellent leadership and communication skills to effectively manage people, processes, and client relations.
- Strong understanding of sales metrics and OKRs, with a track record of implementing strategies to improve conversions, accountability and therefore performance.
- A deep understanding of AI and how to use it as tool within the business and team.
Preferred Experience:
- Experience in both resale and pre-construction real estate markets.
- Demonstrated success in training and mentoring sales teams to achieve business goals.
- Familiarity with FollowUp Boss or similar CRM platforms, and experience implementing CRM-based processes.
Compensation & Benefits:
We offer a competitive base salary and substantial performance-based bonuses. This is a high-impact role with the potential to contribute significantly to the continued success of one of the leading real estate teams in the country.
The sky is the limit in terms of performance-based bonuses, as you will be leveraging a vast database and strong brand recognition. The right candidate will be rewarded generously for their contributions and success.
Compensation (salary and bonus) for our last Manager of Sales & Operations was in excess of $220k
