Purpose
Preparation of the overall commercial lease documentation for prospective and new tenants and for renewal of leases for existing tenants for an assigned portfolio of clients.
Main Responsibilities and Activities:Leasing: Prospective and New Tenants:
- Review received Offers to Lease (OTL), prepare Net Effective Rent (NER) and propose changes to the OTL to effect satisfactory NER.
- Revise OTL based on approval process and send counter offer to relevant party.
- Prepare draft lease based on OTL approval. Organize the process of negotiating about the terms and conditions. Finalize Lease after negotiations and approval process.
Leasing: Existing Tenants:
- Prepare draft renewal proposal including rate per square foot based on input from and discussions with: Leasing Manager, VP Commercial Operations and Owner.
- Organize the renewal proposal process based on the characteristics of the property.
- Prepare lease renewal and Amending of the Lease Agreement or prepare Vacancy Possession Letter.
Other Administrative and Research Tasks:
- Recommend rental rated based on extensive market research.
- Prepare invoices for SKPM Leasing (Renewal) Fees as per management contract.
- Update Leasing section for all management reports.
- Set up occupancy/vacancy reports.
- Update leasing section for annual budget and provide leasing assumptions for all Sterling properties and large third-party properties.
- Be the focal point for leasing questions and inquiries from (prospective) tenants, agents and owners.
- Be a supportive team member of the Commercial Operations Team. Take initiative to propose improvements of leasing and property administration processes or procedures.
- All other duties as required.
Scope
- Report to the Leasing Manager
- Work in close cooperation with (prospective) tenants or their representatives, Vice President of Commercial Operations, Commercial Property Managers, Commercial Property Administrators and Property Accountants.
Qualifications
Education
- College Diploma/University Degree
- Requirements: ability to read and write English fluently and the ability to read and understand lease documents.
Experience
- Required: A minimum of two year’s experience in Lease Administration, preferable related to commercial operations.
