Job Summary
Under the direction of the Properties Manager, the Building Operator Supervisor oversees the day to day operations and work schedules of all building operators, trades and contractors under their direct supervision. This position will also require closely working with our program and housing support staff and management. This position is based out of Maple Ridge with some flexibility to move as operational needs dictate from time to time.

Typical Duties
Coordinates the daily work assignments of the staff to ensure work completed in a timely manner and to the standards set by Coast. Duties to include but are not limited to:

  • Prioritize and assign daily maintenance duties to building operators and trades
  • Coordinating work of outside contractors
  • Review with Property Manager Properties and coordinate Properties maintenance staff in order for effective resource planning and workload allocation needs.
  • Responsible for all City issues such as Permits & licenses, Zones & by-laws, Fire & safety codes, Operating codes (elevators, electrical, mechanical, structural, etc.)
  • Co-ordinate and manage all building and major equipment inspections including regular and annual and identify and take action and follow up on outstanding items and anomalies
  • Assists the Property Manager with the management of a Preventive Maintenance program by providing feedback and ensuring the program is carried out to enable maximum life expectancy of facilities and building systems
  • Monitor a coast wide integrated pest management program by ensuring compliance with all regulations and developing a schedule for treatments.
  • Ensuring quality and scope of work done by outside contractors as per approved quotes
  • Assisting property manager to establish and implement training schedules for building operators
  • Facilitate access to properties and assist where necessary all trades and services plus statutory officials such as fire inspectors, police and boiler inspections
  • Coordinate pest inspections and annual suite inspections
  • Provide hands on assistance with building maintenance and repair requests and provide support to maintenance personnel in carrying out their duties.
  • Attend fire and safety meetings
  • Ad hoc duties as assigned
  • May need to be on call
Provide input to Properties Manager
  • Performance reviews for staff
  • Vacation and on call scheduling
  • Servicing and replacement of cleaning and maintenance equipment
  • Landscaping and grounds maintenance requirements
  • Fire and safety drills
  • Training and educational requirements of building operators

Job Qualifications

Qualifications
Possession of a Red Seal trade (Plumbing, HVAC, Electrical)
3+ years supervisory experience
5+ years experience with multi-unity residential buildings and systems including security, fob, entry systems
Criminal Record Clearance with Ministry of Justice is required if hired
Must have a Class 5 B.C driver’s license and reliable vehicle

Possess good independent organizational skills
Exceptional written and verbal communication skills
Physical ability to lift and carry 50lbs
Ability to operate related equipment
Ability to work independently and in cooperation with others
Knowledge and experience with mechanical, electrical and building systems
Knowledge and experience with cleaning supplies and WHIMIS
Ability to establish and maintain rapport with clients.
Ability to work with people with mental illness
