Live-In Superintendent Couple Position Overview
We are seeking an experienced, reliable Live-In Superintendent Couple to manage the daily operations of a residential apartment community.
Salary expectation $35,000-$45,000 plus All inclusive Apartment to reside in, which includes all Utilities.
This position is ideal for a couple who complement each other's skills:
- One partner should have strong computer, administrative, tenant service skills and janitorial skills.
- The other partner should have a strong background in building maintenance, renovations, and construction.
Excellent communication, teamwork, and the ability to work independently are essential. Having two separate vehicles is considered a strong asset, as duties may require each partner to work on different schedules or at different locations.
As a live-in superintendent couple, both partners are expected to work collaboratively and assist one another with daily operations and special projects as needed to ensure the property is well maintained and residents receive excellent service.
Administrative & Building Care Responsibilities (Partner One)
- Respond to tenant inquiries professionally and promptly.
- Assist residents with the Tenant Portal, including registrations, payments, and general communications.
- Process maintenance requests and accurately document work orders using the Yardi property management system.
- Coordinate communication between residents, management, and contractors.
- Maintain vacancy information, rental availability lists, and signage.
- Assist with leasing, marketing, and showing available apartments as required.
- Collect rent, follow up on outstanding accounts, and prepare bank deposits.
- Maintain accurate records, inventories, purchase orders, and reports.
- Order supplies with Property Manager approval.
- Report building deficiencies and recommend necessary repairs.
- Clean and maintain all interior common areas, including hallways, lobbies, stairwells, elevators, laundry rooms, locker rooms (where applicable), offices, amenity spaces, and other shared facilities.
- Maintain the cleanliness and appearance of the exterior grounds, including entrances, walkways, parking areas, garbage enclosures, and other common outdoor spaces.
Maintenance Responsibilities (Partner Two)
The successful candidate will have experience in building maintenance and general renovations, including:
- Plumbing repairs
- Drywall installation and repair
- Plaster repairs
- Painting
- Tiling repairs
- Flooring installation and repair
- General carpentry
- Minor electrical repairs
- Preventative maintenance
- Unit turnovers and renovations
- Minor appliance repairs and troubleshooting
Additional responsibilities include:
- Prepare vacant apartments for new residents, including repairs, painting, cleaning, and final inspections.
- Perform daily, weekly, and monthly inspections of building systems.
- Complete monthly fire safety inspections and maintain required records.
- Respond to emergency situations such as floods, fire alarms, power outages, heating issues, and elevator problems.
- Change interior and exterior lighting as required.
- Supervise outside contractors and verify completed work.
- Receive and organize maintenance supplies and inventory.
Grounds & Property Care
- Maintain the cleanliness and appearance of the property.
- Daily litter and garbage removal.
- Break down and dispose of abandoned furniture and bulky items left on the property, including transporting materials to an approved disposal or recycling facility, where required.
- Landscaping, lawn care, trim small trees, shrubs, and minor branches as part of routine grounds maintenance.
- Clean, drains, catch basins, and exterior areas.
- Snow removal from sidewalks, entrances, stairs, driveways, parking areas, and around fire hydrants.
- Apply salt and sand during winter conditions to maintain safe walkways.
- Maintain a detailed daily and monthly snow removal log documenting the date, time, weather conditions, snow clearing activities, and when salt and/or sand was applied. Accurate record keeping is essential to support the property's health and safety program and help reduce liability in the event of slip-and-fall claims.
Pool & Building Operations
- Perform daily swimming pool maintenance (training provided if required).
- Maintain pool health and safety standards.
- Monitor building mechanical systems.
- Assist with preventative maintenance programs.
General Expectations
- Maintain accurate daily, weekly, and monthly records of maintenance activities, inspections, and completed work.
- Complete and maintain all required inspection logs, including monthly fire safety inspections, pool maintenance records, and preventative maintenance schedules.
- Maintain a detailed daily and monthly snow removal log documenting the date, time, weather conditions, areas cleared, and when salt and/or sand was applied. Accurate record keeping is essential to support the property's health and safety program and assist in reducing liability in the event of a slip-and-fall claim.
- Follow all health and safety policies, company procedures, and applicable legislation.
- Maintain a clean, safe, and professional appearance throughout the property at all times.
- Respond to emergency situations in a timely and professional manner.
- Work collaboratively as a team, supporting one another with day-to-day operations and special projects as required.
- Communicate regularly with the Property Manager regarding maintenance issues, resident concerns, contractor activities, and building operations.
- Exercise sound judgment, professionalism, discretion, and respect when interacting with residents, contractors, visitors, and management.
- Be flexible and willing to perform additional duties that contribute to the efficient operation, cleanliness, safety, and overall success of the property.
Qualifications
We are looking for a couple who possess the following:
- Previous apartment superintendent or property maintenance experience preferred.
- Strong renovation and maintenance skills.
- Experience with plumbing, drywall, plaster, painting, general repairs, and minor appliance maintenance.
- Excellent customer service and communication abilities.
- Computer proficiency and experience with property management software (Yardi experience is an asset).
- Ability to prioritize multiple tasks and work independently.
- Reliable, trustworthy, and professional.
- Ability to respond to emergencies outside regular business hours.
- Valid driver's licence(s); two vehicles are considered an asset.
