PRIMARY JOB RESPONSIBILITIES
The Maintenance Worker reports to the Director of Environmental Services and is responsible for inspecting, monitoring, maintaining and securing the facility and its equipment. This includes furnishings; bathrooms, toilets and drains; fire alarm, suppression and protection systems; emergency exits; heating, ventilation and air-conditioning systems; hot-water boilers and circulation systems; emergency backup generators and fuel tanks; kitchen equipment, coolers and freezers; telephone and cable systems; resident-assistance equipment, including grab bars, walkers, lifts, wheelchairs and nurse-call systems; entrances, driveways, walkways, parking lots and exterior lighting; housekeeping equipment; and laundry machines.
KEY QUALIFICATIONS
- Knowledgeable and experienced with commercial building maintenance covering electrical distribution system; backup generator; heating, ventilation, air-conditioning (HVAC) system; life safety system such as fire alarm system and fire suppression and protection system.
- Minimum two-year experience in general maintenance and building repairs and one of which should preferably be in Retirement setting or other health care facility.
- High school Diploma with some related supplemental technical training or Relevant training leading to Building Environmental System Operator Class I certificate is preferred
- Proficient in the use of various computer applications,
- Ability to perform required physical duties which may include bending, kneeling, reaching, standing for extended periods of time, climbing ladders, lifting and carrying heavy objects, tools and equipment.
- Candidates must be available to work Days, Evenings and alternating Weekends.
- Valid Driver’s license,
- Candidates must successfully pass the prescribed Vulnerable Sector Criminal Record Check
- Arrange for the immediate repair of defective equipment affecting resident care (e.g. beds, chairs, etc.);
- Regulates and repairs taps, toilets, etc. Unstops taps and drains depending upon complexity of operations;
- Conducts routine inspections, changes light bulbs, connects light fixtures to outlets, and other related duties. Conducts routine inspections on electrical and mechanical equipment (e.g. pressure vessels, pumps, fans, electrical motors, steam boilers, etc.);
- Completes maintenance requests submitted through the MaintenanceCare Software in a timely manner,
- Performs preventative maintenance duties as scheduled/assigned of equipment and inspections.
- Receives supplies and stores in designated areas; monitors inventory requirements to Director of EVS
- Ensures that on-site work areas are clean and safe and ensures walkways are kept free of snow, ice, and debris;
- complete painting, wall touch ups and minor drywall repairs
- Completes all routine fire and other preventative maintenance inspections on a scheduled basis and ensures appropriate recordkeeping;
- Observes all fire, safety, and health regulations and is alert for the safety of residents, other staff members, and the public. Understands and follows all health and safety protocols;
- Follow the Health and Safety regulations at all times.
- Understand and obey all fire safety regulations.
- Maintain maintenance workshop is in good/clean condition at all times,
- Ensures all maintenance logs, workorders, inspections reports are clearly documented, stored properly, completed and up to date.
- Promptly reports/takes corrective action to address actual or potentially hazardous situations;
- Performs other related duties as require by the Director of EVS or Delegate.
