Position Overview
The Property Services Technician is responsible for maintaining the cleanliness, presentation, and general upkeep of GMC’s residential and commercial properties. This role plays an important part in supporting tenant satisfaction, property pride, leasing success, and the overall day-to-day appearance of the portfolio.
The Property Services Technician supports the operations team by ensuring properties remain clean, safe, organized, and move-in ready while assisting with turnover support, groundskeeping, janitorial duties, seasonal maintenance, and light maintenance tasks.
This is a hands-on, mobile role requiring travel between properties and flexibility in hours and days of work depending on suite turnover schedules, seasonal needs, and operational priorities.
This role is highly visible across the portfolio and contributes directly to the tenant experience and GMC brand.
The Property Services Technician reports to the Operations Lead.
All functions and responsibilities are performed in accordance with GMC’s values and standards.
Core Responsibilities
Property Presentation & Curb Appeal
· Maintain clean, safe, and presentable exterior areas across the portfolio
· Pick up litter and debris
· Maintain walkways, entrances, and visible property areas
· Mow lawns, trim grass, trim bushes, edge walkways, and remove weeds
· Complete seasonal cleanup and light landscaping tasks
· Monitor exterior areas for damage, safety concerns, or maintenance needs
· Snow removal and salting during winter conditions
· Help ensure properties consistently reflect GMC’s standards
Janitorial & Common Area Cleaning
- Clean entrances, hallways, stairwells, lobbies, and shared spaces
- Vacuum, mop, sweep, dust, and wipe surfaces as required
- Clean windows, doors, railings, and high-touch areas
- Maintain laundry rooms, amenity spaces, rooftop patios, and shared facilities
- Remove garbage and debris from common areas
- Help maintain clean and organized garbage and recycling areas
- Monitor common areas for odours, damage, or tenant concerns
Suite Turnover
- Suite turnover including painting and drywall repairs
- Complete suite cleaning and final presentation tasks
- Remove garbage, debris, and abandoned items
- Paint touch-ups and prep work
- Drywall patching and suite readiness tasks
- Help prepare suites for showings and move-ins
- Report larger damage or larger repair needs to management
Light Maintenance Support
- Complete minor maintenance and touch-up tasks where requested
- Replace bulbs, hardware, and complete simple repairs
- Assist with recurring property readiness tasks
- Liaise with external contractors and service providers where requested
- Support routine inspections and maintenance observations
- Report larger issues requiring escalation or contractor involvement
Requirements
- Valid BC driver’s licence and access to a reliable personal vehicle are required, as this role involves travelling between GMC properties throughout Greater Victoria.
- Ability to work a flexible schedule based on operational needs, including occasional evenings, weekends, or adjusted hours to support suite turnovers, move-ins, seasonal work, or urgent property needs.
- Ability to perform physical work throughout the day, including lifting, carrying, bending, kneeling, climbing stairs, and working outdoors in various weather conditions.
- Comfortable using basic hand tools, cleaning supplies, landscaping equipment, and maintenance materials.
- Previous experience in property maintenance, janitorial work, landscaping, painting, building services, or a similar hands-on role is considered an asset.

Compensation & Benefits
· Base salary range: $50,000 - $60,000 annual salary based on experience and qualifications
· Vacation entitlement in accordance with company policy and applicable employment standards.
