We are seeking an experienced Sales & Operations Specialist to manage residential sales execution and transaction flow across our Toronto pre-construction developments. This role is designed for a well-rounded professional who combines strong deal-closing capabilities and broker network engagement with meticulous oversight of contract administration and CRM operations.
Responsibilities:
Sales Execution & Broker Channel Management
- Guide prospective purchasers and co-op brokers through appointments, presentations, and suite selections across active communities.
- Leverage and expand outside broker/agent networks to sustain project visibility, walk-in traffic, and steady sales volume.
- Manage customer engagement throughout the sales cycle, conducting strategic follow-ups to achieve community sales milestones.
- Monitor market absorption, competitor pricing, and active incentives to provide actionable product and pricing feedback.
Contract Administration & Transaction Management
- Prepare, audit, and process Agreements of Purchase and Sale (APS), amendments, waivers, and deposit extension agreements with strict accuracy.
- Oversee transaction milestones from worksheet submission to firm closing, including deposit collection, NSF resolution, and mortgage commitment verification.
- Review condominium disclosure documents and Tarion documentation to ensure legal and procedural compliance.
- Liaise directly with co-op brokerages, purchaser solicitors, and internal legal and accounting teams to ensure seamless file conveyancing.
Operational Coordination & Sales Centre Management
- Maintain data integrity within the CRM, tracking lead sources, pipeline velocity, and conversion metrics.
- Oversee sales centre readiness, ensuring floor plans, price lists, promotional assets, and presentation suites meet corporate standards.
- Support launch readiness for new phases and projects, including broker launch events and collateral distribution.
- Serve as the operational escalation point for customer satisfaction (AVID) tracking and buyer inquiries.
Qualifications:
- Experience: 3-5+ years of dedicated residential real estate experience, with a proven background in Ontario pre-construction home or condominium sales.
- Contract Acumen: Familiarity with Ontario pre-construction sales documentation, APS structures, Tarion guidelines, and condominium conveyance procedures.
- Technical Skills: Proficiency in Adobe Acrobat, Microsoft Office 365 (particularly Excel and Word), and industry CRM platforms.
- Professional Strengths: Excellent interpersonal, negotiation, and client management skills, paired with disciplined organizational ability and attention to legal detail.
- Mobility: Valid Ontario G Driver’s License and consistent access to a reliable vehicle for travel across project locations in the GTA.
- Assets: An active RECO license is an asset but not mandatory; multilingual capabilities (such as Cantonese) are an asset.
