We are building a lean, high-performance team and are seeking a Vice President, Development & Construction to lead project execution and play a foundational role in scaling the company’s construction platform.

Position Overview
The Senior Project Manager will be responsible for managing the end-to-end construction execution of multiple low-rise residential projects in the GTA, acting as a key member of KPLEX’s development team and representing the Owner throughout construction.
The ideal candidate has substantial hands-on experience delivering Part 9 residential buildings, particularly multiplex, infill, townhouse, or similar low-rise wood-frame residential projects.
Key Responsibilities
Project Management & Construction Execution
- Take ownership of the day-to-day execution of multiple residential construction projects from pre-construction through substantial completion and turnover
- Develop and maintain detailed project schedules, budgets, procurement plans, and construction milestones
- Manage project execution to ensure projects are delivered on time, on budget, and to the required quality standards
- Coordinate and manage general contractors, subcontractors, site personnel, suppliers, and trades
- Lead regular construction meetings and maintain clear action items, responsibilities, and deadlines
- Conduct regular site visits and maintain a strong understanding of actual site conditions and construction progress
- Identify construction risks, delays, deficiencies, and cost issues early and develop practical solutions
- Monitor construction progress against approved drawings, specifications, schedules, budgets, and project objectives
- Manage the procurement and sequencing of major construction scopes and trades
- Review and negotiate change orders and contractor claims
- Review progress claims and independently assess actual construction progress
- Coordinate deficiency completion, inspections, occupancy, and project turnover
Residential Construction
- Manage the construction of Part 9 residential buildings, including multiplex, infill, townhouse, and similar low-rise residential projects
- Demonstrate a strong understanding of the Ontario Building Code and its practical application to Part 9 construction
- Understand the sequencing and coordination of excavation, shoring, foundations, framing, building envelope, roofing, windows, MEP systems, insulation, drywall, finishes, and site works
- Review construction drawings and details with a construction-focused lens and identify potential conflicts, omissions, and constructability issues
- Identify design and constructability issues before they impact construction schedules or budgets
- Coordinate RFIs, site conditions, drawing deficiencies, and design changes with the architect and consultants
- Ensure construction is carried out in accordance with approved drawings, specifications, building code, and applicable standards
- Coordinate building permit requirements, consultant inspections, testing, municipal inspections, and other construction-related approvals
Consultant & Stakeholder Coordination
- Coordinate architects, structural engineers, mechanical/electrical consultants, civil engineers, surveyors, energy consultants, arborists, planners, and other project consultants
- Ensure consultants respond to RFIs, site conditions, deficiencies, and construction issues in a timely manner
- Coordinate municipal inspections and interactions with Toronto Building, Urban Forestry, Toronto Water, Toronto Hydro, and other authorities as required
- Maintain clear communication between the development, construction, design, and accounting teams
- Coordinate with lenders, cost consultants, and other project stakeholders as required
Budget & Cost Management
- Establish and maintain detailed construction budgets and cost forecasts
- Track committed costs, approved changes, pending changes, and projected final costs
- Review contractor pricing, quotations, invoices, progress claims, and change orders
- Identify potential cost overruns and implement corrective measures
- Ensure construction expenditures remain aligned with the approved development budget and project pro forma
- Work closely with the accounting team to maintain accurate project cost reporting and cash flow forecasts
Schedule & Project Controls
- Develop and maintain detailed project schedules from pre-construction through completion
- Monitor critical path activities and identify potential delays before they occur
- Hold contractors and trades accountable for agreed schedules and milestones
- Develop recovery plans where projects fall behind schedule
- Maintain project dashboards and regular reporting for senior management
- Track project milestones, outstanding issues, RFIs, change orders, deficiencies, and other key project metrics
Construction Team & Process Development
- Work with KPLEX management to establish standardized construction management processes, procedures, and reporting systems
- Help develop repeatable systems for managing KPLEX's growing portfolio of residential projects
- Provide guidance and leadership to junior project management and construction personnel as the team grows
- Build strong relationships with high-quality contractors, subcontractors, suppliers, and trades
- Establish and maintain standards for construction quality, safety, documentation, and project reporting
Qualifications
- 8–12+ years of relevant construction/project management experience
- Significant hands-on experience managing Part 9 residential construction projects
- Proven track record delivering low-rise residential buildings in the GTA, preferably multiplex, infill, townhouse, or similar projects
- Strong understanding of the Ontario Building Code – Part 9
- Strong understanding of residential construction sequencing, building envelope, structural, mechanical, electrical, and finishing trades
- Experience managing multiple concurrent construction projects
- Experience managing general contractors, subcontractors, consultants, and trades
- Strong understanding of construction budgets, schedules, contracts, change orders, progress claims, and project controls
- Ability to read and interpret architectural, structural, mechanical, electrical, civil, and other construction drawings
- Strong knowledge of Toronto construction processes, permitting, inspections, and municipal requirements
- Strong communication, negotiation, organization, and problem-solving skills
- Ability to work independently, take ownership, and drive projects to completion
- Strong attention to detail and ability to manage multiple competing priorities in a fast-paced environment

Pay: $70,000.00-$120,000.00 per year
