RESIDENTIAL CONSTRUCTON SITE SUPERINTENDANT

Responsibilities:
Coordinate and schedule the construction of residential style homes, ensuring company guidelines for quality and safety are followed. This includes coordinating subcontractors, material, change orders, and project management. In addition, you will coordinate site assistants.
The Role:
A. Job File Review (5%)
-Review job file to understand specific job requirements such as change orders, items in the Addendum, architectural controls, plans, etc.
B. Trades Coordination (30%)
-Schedule and organize trades to complete homes in a timely fashion.
-Provide support to trades to ensure construction schedule is maintained.
-Ensure critical path items such as mill work, finishing carpentry, painting, flooring, and finals are met.
C. Site Assistant Coordination (10%)
-Coordinate and schedule work for site assistant
D. Safety Coordination (5%)
-Ensure trades follow company safety guidelines and Occupational Health and Safety Act regulations.
E. Quality Control (25%)
-Ensure trades follow company's quality standards.
-Ensure quality control documents are filled out and followed.
-Perform pre-occupancy inspection and ensure home is ready for possession.
F. Invoice Approval (2.5 %)
-Review monthly invoices from trades and either approve or reject.
G. Miscellaneous Duties (12.5%)
-Answer question/concerns from customers, sales staff, and office personnel.
-Minimize construction expenses. Do miscellaneous construction repairs.
-Attend weekly construction status meeting and provide feedback to Construction Manager on jobs.
The Ideal Candidate:
- Minimum 3+ years’ experience as a Residential Construction Lead or Site Superintendent.
- Ability to lift 40 pounds and do minor handman work
- Ability to read and interpret home construction processes according to drawings and specifications.
- Very good communication and interpersonal skills.
- Must be willing to learn and administer in-house construction management software.
