Summary:
The Senior Property Accountant is an experienced accounting professional with a passion for numbers, strong analytical abilities, and a commitment to accuracy and timeliness. This role performs full-cycle accounting duties for a portfolio of commercial properties, rental properties, and condominiums, including more complex portfolios and accounting matters.
As a senior member of the team, the Senior Property Accountant serves as a resource to colleagues by providing guidance, sharing knowledge, and supporting problem resolution. The successful candidate is collaborative, adaptable, and committed to delivering exceptional client service while supporting continuous improvement across the Property Accounting team.
The Senior Property Accountant reports directly to the Controller.
Required Skills and Abilities:
- Completion of an undergraduate degree or diploma in Accounting from a recognized institution or enrolment in a professional accounting designation program.
- CPA designation considered an asset.
- 5-7 years of progressive property accounting experience, including responsibility for monthly financial reporting, account reconciliations, year-end preparation, and owner/client reporting.
- Experience managing complex commercial, residential, and/or condominium property portfolios.
- Experience using Yardi property accounting software preferred.
- Demonstrated ability to manage competing priorities and meet strict reporting deadlines.
- Strong analytical, problem-solving, and decision-making skills.
- Experience providing guidance, training, or mentorship to less experienced team members.
- Effective time management and organizational skills.
- Ability to establish and maintain effective working relationships within an interdisciplinary team.
- Ability to work independently and as part of a team.
- Strong customer service skills and a diplomatic approach to successfully building relationships with and solving problems for internal and external stakeholders.

Duties and Responsibilities:
- Performs daily accounting duties for assigned commercial, condominium, or residential properties, including properties that may be more complex in nature.
- Prepares and posts journal entries, reconciles accounts and bank statements, maintains schedules for balance sheet accounts, and produces accounting reports required by Owners or Condominium Boards.
- Ensures rent and common element fees are charged accurately and on schedule.
- Prepares and posts bank deposits and pre-authorized payments and regularly monitors property bank account balances.
- Ensures the accuracy of coding and property allocations within the accounting system for accounts payable and accounts receivable transactions. Works closely with Property Managers for final review and approval.
- Prepares and processes cheque and EFT runs.
- Prepares monthly financial statement packages for assigned properties in accordance with client requirements and established deadlines.
- Assists Property Managers with analysis of accounts receivable and income and expense variances against annual budgets.
- Provides and assists Auditors with year-end file preparation.
- Prepares GST filings on behalf of properties as required (commercial properties only).
- Prepares year-end reconciliations for common area maintenance and property tax accounts (commercial properties only).
- Reviews, investigates, and resolves complex accounting issues, reconciliations, and client inquiries with minimal supervision.
- Acts as a subject matter expert for Property Accounting processes, providing guidance and support to Property
- Accountants and other team members.
- Assists in onboarding, training, and mentoring Property Accountants and new team members.
- Supports workload balancing across the accounting team by providing coverage and assistance across portfolios as business needs require.
- Identifies opportunities for process improvements and contributes to the consistency and efficiency of accounting procedures.
- Communicates with Property Managers, Owners, Condominium Boards, Auditors, and other stakeholders regarding financial reporting and property-related accounting matters.
- Develops and sustains cooperative working relationships at all levels of the organization.
- Participates in special projects and performs other duties as assigned.
