Job Summary:
We are seeking a skilled and experienced Building Superintendent to oversee the maintenance and operations of a condominium located in downtown Toronto. The Building Superintendent will be responsible for ensuring the smooth functioning of all building systems, managing maintenance staff, and coordinating repairs and upgrades. This role requires strong hands-on ability, including handyman work, painting, touch-ups, and garbage room/compactor maintenance, along with excellent judgment and reliability. The ideal candidate will ensure the building’s infrastructure, amenities, and common areas are consistently well maintained and will provide exceptional, professional service to residents.
Responsibilities:
- Oversee day-to-day operations of the building, including maintenance, repairs, and upgrades
- Perform handyman work, painting, and touch-up repairs throughout the building and common areas
- Maintain and monitor the garbage room and compactor, ensuring proper operation and cleanliness
- Manage and supervise maintenance staff and contractors
- Conduct regular, thorough inspections to identify maintenance needs and ensure full compliance with safety regulations
- Coordinate and schedule preventative maintenance tasks
- Troubleshoot mechanical, electrical, and plumbing systems
- Maintain accurate records of maintenance activities, repairs, and inspections
- Respond promptly and professionally to resident concerns and building issues
- Collaborate with property management to address any building related issues
Requirements:
- Minimum 1 year of proven experience specifically as a Building Superintendent in a condominium or residential setting
- Strong working knowledge of building systems, maintenance best practices, and safety regulations
- Demonstrated skill in handyman repairs, painting, and general upkeep
- Strong problem-solving skills and ability to work independently
- Must be reliable, punctual, and available for on-call duties as scheduled
