Position Summary
Reporting to the Vice President, Marketing & Communications, the Marketing Coordinator supports the execution of integrated marketing initiatives across Kipling's residential, commercial, and corporate portfolios.
Working closely with the Vice President, Marketing & Communications, this role helps bring integrated marketing strategies to life while supporting leasing performance, corporate branding, and business development initiatives across the organization.
This position serves as the primary marketing liaison between Leasing, Asset Management, Operations, and external marketing vendors, ensuring marketing initiatives are executed efficiently and aligned with occupancy, leasing, and brand objectives. The successful candidate will coordinate property marketing initiatives, manage Internet Listing Services (ILS) and Google Business Profiles, maintain websites and marketing collateral, and support corporate marketing initiatives across the organization.
The ideal candidate is highly organized, creative, detail-oriented, and thrives in a fast-paced, collaborative environment while managing multiple priorities.
This is a full-time, permanent, on-site position based out of Kipling's head office.
Responsibilities
Property Marketing & Leasing Support
- Support lease-up strategies and ongoing leasing initiatives across Kipling's residential and commercial portfolios.
- Coordinate property marketing initiatives in collaboration with Leasing and Asset Management teams to support occupancy and leasing objectives.
- Support the successful onboarding of new residential and commercial management assignments by coordinating marketing deliverables, branding, websites, digital listings, and property launch materials.
- Manage and optimize Internet Listing Services (ILS), including Apartments.com, RentSync, Rentals.ca, and other online listing platforms.
- Maintain and optimize Google Business Profiles, ensuring property information, photography, business details, and customer reviews remain accurate and up to date.
- Ensure property marketing materials—including pricing, promotions, floor plans, photography, availability, and marketing copy—remain accurate, current, and consistent across all digital and print marketing channels.
- Manage and update property websites to ensure content remains current and aligned with leasing priorities.
- Attend regular leasing meetings and communicate marketing initiatives, lead sources, campaign activity, market trends, and recommendations.
- Monitor competitor activity, rental pricing, incentives, and market conditions to support leasing strategies.
- Coordinate promotional campaigns, resident engagement initiatives, and property activations that support leasing objectives.
- Develop and update leasing brochures, signage, presentations, eblasts, and other marketing collateral.
Corporate Marketing & Brand Support
- Support corporate marketing initiatives across Kipling's residential, commercial, and corporate divisions.
- Manage and update the corporate website, ensuring content remains current and aligned with Kipling's brand standards.
- Assist with corporate social media planning and content creation.
- Develop internal communications, newsletters, corporate announcements, and marketing materials.
- Support business development by coordinating proposals, presentations, pitch decks, and client deliverables.
- Provide creative and branding support for corporate, client, and community initiatives by developing presentations, signage, promotional materials, and other marketing collateral as required.
- Coordinate the procurement, inventory, and distribution of branded merchandise, promotional products, client gifts, and marketing materials, ensuring consistency with Kipling's brand standards.
- Support awards submissions and sponsorship initiatives by developing marketing collateral and branded materials.
- Identify opportunities to strengthen Kipling's brand and enhance the client and resident experience.
Creative Production
- Produce marketing assets using Canva and other design tools.
- Maintain brand consistency across all marketing and communication materials.
- Coordinate photography, videography, renderings, printing, and creative production with external vendors.
Vendor Coordination & Administration
- Coordinate external vendors including photographers, printers, website developers, signage companies, Internet Listing Service providers, and other marketing partners.
- Obtain quotes, coordinate production schedules, and ensure projects are delivered on time and within budget.
- Prepare monthly leasing and marketing reports highlighting lead generation, marketing performance, and recommendations.
- Track ILS performance and lead generation trends.
- Coordinate marketing requests from internal stakeholders across multiple departments.
- Manage multiple concurrent projects while meeting deadlines.
- Support special marketing projects, presentations, proposals, and corporate initiatives as required.
Qualifications
Education
- College diploma or university degree in Marketing, Communications, Business, or a related field.
Experience
- 2–4 years of experience in marketing, communications, or a related field.
- Previous experience in real estate, residential leasing, commercial leasing, property management, or a related industry is considered an asset.
- Experience managing websites, content management systems (CMS), Internet Listing Services (ILS), and Google Business Profiles is considered an asset.
Technical Skills
- Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint).
- Experience managing website content using WordPress or similar Content Management Systems (CMS).
- Familiarity with Internet Listing Services (ILS), such as RentSync, Apartments.com, Rentals.ca, and LeadManaging.
- Experience with Canva, Adobe Creative Suite, or similar design software is preferred.
- Familiarity with Yardi, Property Vista, RentCafe, or similar property management platforms is considered an asset.
