We are seeking a dependable, service-oriented Building Manager to oversee daily operations, maintenance, resident support, administration, and upkeep for a brand-new 32-unit residential apartment building in the Enfield/Elmsdale area. This full-time, live-in, on-site role offers meaningful growth opportunity as the property portfolio develops. The position is ideal for an outgoing, proactive, professional individual or couple with strong maintenance, customer-service, administrative, supervisory, and problem-solving skills.
Position Details
- Schedule: Primarily Monday to Friday daytime hours between 8:00 a.m. to 4:00 p.m.
- On-call requirements: After-hours emergencies, weeknights, and/or weekends as required
- Location: Enfield/Elmsdale area
- Portfolio scope: Responsible for a new 32-unit building, expanding to a nearby 40-unit building as the portfolio grows.
Key Responsibilities
- Maintain the cleanliness, order, appearance, and day-to-day upkeep of the building, common areas, grounds, and exterior property.
- Perform general maintenance, minor repairs, painting, vacant-unit preparation, garbage pickup, snow removal/salting, and exterior upkeep.
- Conduct regular building, unit, move-in/move-out, and facility inspections to identify issues, support safety, and ensure compliance with building rules and applicable regulations.
- Monitor building systems, equipment, entrances, parking areas, and overall property condition while maintaining knowledge of company-specific building assets.
- Record and report maintenance activities, repairs, inspections, incidents, tenant concerns, lease information, insurance documents, equipment status, and other property records.
- Coordinate, supervise, inspect, and approve contractor and external service-provider work, providing updates to the Property Manager as needed.
- Serve as a first point of contact for residents, prospective residents, visitors, contractors, the landlord, and the Property Manager. Greet visitors, accept packages and deliveries, answer office phones when needed, and provide excellent customer service.
- Respond promptly and professionally to resident inquiries, complaints, maintenance requests, emergencies, and property-related issues.
- Support resident satisfaction by enforcing property rules, resolving first-line issues, building positive relationships, and escalating matters when appropriate.
- Show vacant units and conduct tours with prospective applicants as directed, ensuring units are clean, professional, and welcoming.
- Coordinate tenant move-ins and move-outs, including scheduling, tenant meetings, building orientation, unit inspection reports, and related documentation.
- Serve correspondence, handle property documents and complete administrative duties as required.
- Manage daytime building operations by multitasking, prioritizing daily needs, and completing scheduled tasks on time.
- Perform other related duties as assigned.
Qualifications and Experience
- Previous experience as a Building Manager, Resident Manager, Facilities Manager, or in building maintenance is required or strongly preferred.
- Several years of relevant experience in building operations, cleaning, maintenance, and/or resident services is required.
- Supervisory, contractor-coordination, project-management, or facilities-management experience is an asset.
- Technical knowledge of building systems, electrical work, low-voltage systems, mechanical operations, and equipment handling is an asset.
- Strong customer-service, interpersonal, communication, and writing skills in English, with the ability to interact professionally with residents, staff, contractors, visitors, and management.
- Reliable, organized, adaptable, friendly, ethical, proactive, detail-oriented, and able to work independently as well as part of a team.
- Ability to multitask, prioritize competing demands, manage time effectively, solve first-line problems, maintain records, and adapt to change in a growing company.
- Comfortable coordinating contractors, maintenance work, emergency calls, inspections, move-ins, move-outs, leasing activities, and tenant concerns.
- Computer and smartphone skills are required; experience with Microsoft Office, Outlook, reporting apps, and building-operations systems is required.
- Ability to perform physical work, including lifting, bending, climbing stairs, handling equipment, cleaning, snow removal/salting, and exterior maintenance.
- Must be able to pass a criminal background check.
