OVERVIEW
We're seeking a Development Manager to drive our strategic growth in existing and new markets. KEY RESPONSIBILITIES
- Project Management: Oversee the development portion of multi-family projects from start to finish, including budgeting, planning, and securing approvals.
- Coordination & Collaboration: Ensure seamless coordination of design, site activities, and communication among teams and consultants.
- Financial & Budget Management: Develop and manage project budgets and financial plans, ensuring alignment with investment goals.
- Technical & Regulatory Management:
Site Compliance: Ensure site improvements comply with zoning laws and urban planning standards.
Review & Coordination: Analyze engineering, geotechnical, and environmental reports for compliance.
Permitting: Lead the Development Permit (DP) and Building Permit (BP) processes, including design, approvals, and coordination of utility design.
Construction Oversight: Manage construction, landscaping, and site servicing, ensuring adherence to plans and regulations.
Close-Out: Handle final project turnover, including land purchase, inspections, and securities release.
- Procurement & Contract Management: Oversee procurement and contracts for site servicing and development scopes.
- Compliance & Monitoring: Track Final Acceptance Certificates and Certificates of Completion, manage agreements, and ensure budget compliance.
- Leadership: Recruit, set department goals, mentor teams, and drive innovation in acquisition strategies.
QUALIFICATIONS
Education: Degree in Architectural Technologies, Urban Planning, or related field.
Proven Experience: 5-10 years in development or project management within multi-family construction.
Industry Knowledge: Expertise in project planning, cost management, and deep knowledge of Calgary’s bylaws.
SKILLS
Urban Planning: Understanding of zoning laws, urban design principles, and Calgary bylaws.
Approvals Management: Competence in navigating regulatory processes, including zoning, permits, and construction approvals.
Stakeholder Management: Capable of maintaining relationships with city planners, contractors, and community leaders.
Innovative Thinking: Driving creative strategies for market growth, acquisitions, and sustainable urban development.
Market Analysis: Ability to identify new development opportunities and optimize urban spaces.
Team Building: Recruiting and mentoring team members to meet department goals.
