Triovest, one of Canada's largest privately-owned commercial real estate companies, is seeking a Building Operator to join our Hamilton team on a 6-month contract. In this role you will be responsible for the day-to-day operations of the building operations and mechanical systems for the assigned retail portfolio.
The hours for this role are Monday to Friday, 8:00am – 4:30pm.
KEY RESPONSIBILITIES
- Monitor, log, program and perform maintenance on the building equipment and systems (DDC, Security Access and Cameras, Lighting Controls, Water Treatment and Preventative Maintenance Program).
- Perform general repairs/maintenance to the interior and exterior of the building as required.
- Respond to tenant requests and take corrective measures in completing tenant work orders as assigned.
- Administer files and records, which include processing work orders, purchase orders and project documents.
- Complete all required monitoring and actively trend energy efficiency aspects to the building.
- Monitor tenant construction and capital projects to ensure base building systems are not altered or damaged and that building codes are followed by contractors working at the property.
- Maintain inventory for filters, fuses, lamps, ballasts, plumbing supplies and HVAC parts.
- Ensure Fire Safety Equipment complies with Fire Code and that fire safety procedures are followed on an annual basis.
- Liaise with outside contractors to ensure compliance with building rules and regulations and the building systems are not altered or damaged; assist and monitor contractors as required.
- Assist annually in the budgeting for the building and ensure compliance with budgeted costs through the year.
- Respond to all building after hour’s emergency situations as part of on call rotation.
QUALFICATIONS & ATTRIBUTES
- 1-3 years’ experience in commercial building operations.
- Valid Driver's License is required.
- Willing to work on a rotating on-call schedule.
Willing to travel between buildings as needed within the assigned portfolio.
- Post-secondary education in related discipline, e.g.: BES Certification.
- Knowledge of building mechanical/electrical equipment, building automation, HVAC, electrical and plumbing systems, preventative maintenance programs and Fire Code.
- Knowledge of Health & Safety procedures (WHMIS, Lockout & Tag out, fall protection and mold).
- Proficient in various computer software and systems (Microsoft Suite, access, DDC Systems).
- Must be inclusive and supportive of the diversity within the Triovest team.
