Luxury New-Build Apartment community – North London, Ontario
This role is required to live on-site. The total compensation package includes a one or two-bedroom rental unit in one of our apartment buildings as a benefit of employment. Utilities, basic cable and internet

Responsibilities
- Daily Property Oversight: Perform daily walkthroughs to ensure building security, cleanliness, and smooth operation; file daily inspection reports with management.
- Cleaning & Common Area Upkeep: Daily vacuuming, mopping, dusting, glass cleaning, and trash removal across all shared spaces (lobbies, hallways, elevators, amenity areas, and grounds).
- Garbage & Recycling Management: Maintain and sanitize garbage rooms 3–4 times weekly. Safely maneuver heavy garbage chute bins (up to ~170 lbs) to collection areas.
- Suite Turnovers: Fully deep clean, touch up, and perform minor repairs on vacant units between tenancies. Assist with move-in/move-out inspections and elevator reservations.
- General Handyman Maintenance: Perform basic repairs, drywall patching, interior painting, basic plumbing/electrical troubleshooting, fixture replacement, and minor hardware fixes.
- Building Systems & Emergency Response: Conduct visual inspections of mechanical spaces. Provide on-site after-hours emergency response (e.g., leaks, fire alarms, access issues) and coordinate with emergency services or trade contractors when needed.
- Seasonal Grounds Keeping: Handle basic seasonal upkeep, including clearing snow, salting walkways, leaf collection, and maintaining outdoor amenity areas.
- Inventory & Tenant Support: Track maintenance supplies, maintain professional resident relations, and assist management with tenant notices or property access.

Required Skills & Qualifications
- Physical Capability: Ability to safely maneuver heavy garbage bins weighing up to 170 lbs and lift up to 50 lbs regularly.
- Handyman Experience: Knowledge of basic plumbing, electrical, drywall repair, and painting.
- Self-Motivated & Reliable: Comfortable working independently with high attention to detail.
- Strong Communication: Professional demeanor when interacting with residents, management, and third-party contractors.
- Background/Assets: Previous experience as a building superintendent, caretaker, handyman, or in facilities maintenance/cleaning is considered a strong asset.
