About JKS Realty & Property Management
JKS Realty & Property Management is a locally owned and operated real estate and property management company serving Greater Victoria and Vancouver Island.
We manage approximately 200 rental units, with existing contracts expected to add approximately 350 additional rental units by the end of 2027, along with a growing strata management portfolio.
We are seeking a highly organized and capable Senior Bookkeeper / Financial Administrator to join our Langford office and play an important role in supporting our continued growth.
The Role
This is a hands-on bookkeeping and financial administration position responsible for maintaining accurate financial records for JKS Realty & Property Management and our managed properties.
Beyond day-to-day bookkeeping, we are looking for someone who can help management understand financial performance, budgets, cash flow, trends and opportunities as the company grows.
You will help answer questions such as:
- How are we performing against budget?
- Where are expenses increasing?
- How are our Rental and Strata divisions performing?
- What does our upcoming cash flow look like?
- How is growth affecting staffing and operating costs?
- Where can we improve our systems, controls and profitability?
A CPA designation is not required, but strong bookkeeping, financial and analytical skills are essential.
Key Responsibilities
Bookkeeping & Financial Administration
- Maintain accurate and current financial records
- Manage accounts payable and receivable
- Complete bank, trust and general ledger reconciliations
- Maintain QuickBooks Online and work extensively within Buildium
- Process and oversee payments
- Maintain corporate and property management records
- Assist with month-end and year-end processes
- Work with external accountants as required
Payroll & Government Reporting
- Process payroll and monthly CRA payroll remittances
- Assist with T4s, ROEs and year-end payroll reporting
- Prepare GST and other required remittances and filings
- Maintain accurate records and meet filing deadlines
Property Management Accounting
- Maintain rental accounting and trust accounts in Buildium
- Prepare and assist with owner financial reporting
- Maintain strata accounting and reporting
- Process vendor invoices and payments
- Track management fees and other revenue
- Ensure transactions are accurately allocated between properties and business divisions
Budgeting, Reporting & Planning
- Assist with the annual operating budget
- Prepare monthly budget-versus-actual reporting
- Monitor expenses and investigate significant variances
- Maintain basic cash-flow forecasts
- Track Rental and Strata Management revenue and expenses separately
- Assist with financial projections as the portfolio grows
- Evaluate the financial impact of new contracts, staffing and operating expenses
- Identify financial trends, risks and opportunities and bring them to management
- Develop meaningful financial reports to support business decisions
What We're Looking For
Ideally, you will have:
- 3+ years of bookkeeping or financial administration experience
- Strong QuickBooks Online experience
- Buildium experience is a significant asset
- Property management, real estate or strata accounting experience is an asset
- Payroll and CRA remittance experience
- Strong reconciliation, AP and AR skills
- Strong Excel skills
- Experience with budgets and financial reporting
- Excellent attention to detail and organization
- Ability to work independently and take ownership
- Strong problem-solving and decision-making skills
- Professional judgement and discretion with confidential financial information
The Person We're Looking For
We want someone who is confident enough to question something that doesn't look right, while remaining professional, respectful and solution-oriented.
You should be comfortable explaining financial information to non-accountants, raising concerns constructively and recommending practical solutions.
Most importantly, we are looking for someone who thinks beyond what happened last month and is interested in what is likely to happen next and what we should do about it.
Compensation & Opportunity
- $55,000–$60,000 per year, depending on experience
- Full-time, permanent position
- Monday to Friday, 9-5pm
- In-house position at our Langford office
- Direct involvement with ownership and senior management

As JKS expands, the right candidate will have the opportunity to take on greater responsibility for budgeting, forecasting, financial reporting and business planning, with the potential to develop into a more senior financial management role.
