PROPERTY MANAGER -Saskatoon, SK.
Our client is seeking an experienced Property Manager to join their team. The successful candidate will play a crucial role in overseeing the overall management, operation, financial performance, and tenant satisfaction of the Company's diverse commercial and residential property portfolio. In addition, the Property Manager will foster a collaborative environment, operating proactively to ensure properties are well-maintained, financially successful, and deliver exceptional customer service.
The ideal candidate will be a proactive leader with a strong understanding of commercial leases and residential tenancy legislation, paired with excellent problem-solving, financial acumen, and relationship-building abilities.
Key Duties & Responsibilities
Include but are not limited to:
- Managing the day-to-day operations of all assigned commercial and residential properties; ensuring facilities are clean, safe, attractive, and professionally maintained.
- Serving as the primary point of contact for tenants; building strong relationships, responding promptly to operational issues, and resolving tenant concerns to maximize retention.
- Managing both commercial and residential leases, tracking expiries, identifying renewal opportunities, assisting with negotiations, and ensuring strict lease compliance.
- Developing and monitoring property budgets, managing rent collections, actively mitigating arrears, controlling expenses, and monitoring utility and CAM (Common Area Maintenance) obligations.
- Conducting regular site inspections and collaborating closely with the Maintenance Manager, Building Managers, and internal teams on repairs and preventative maintenance programs.
- Coordinating, supervising, and managing external vendors and contractors for property upkeep and projects.
- Maintaining accurate records, ensuring regulatory compliance, and providing regular, data-driven updates and financial reporting to senior management.
Knowledge & Skills Required
Include but are not limited to:
- Minimum of 5 years dedicated property management experience (commercial property management experience is strongly preferred).
- Valid accredited Property Management Certification is required.
- Strong, in-depth understanding of commercial leases and comprehensive knowledge of residential tenancy legislation.
- Proven experience in budget management, expense control, and proficiency with property management software (Yardi experience is highly preferred) alongside strong standard computer skills.
- Excellent communication, interpersonal, and conflict-resolution skills with the ability to collaborate effectively across internal teams (Administration, Maintenance, and Executive leadership).
- Valid driver’s license and the ability to travel locally for regular site inspections are required.
