The Superintendent has the overall responsibility of ensuring the various building systems are operating according to standard and that the building is maintained to a high standard. The Superintendent is a key liaison between Property Management, the Board of Directors, residents and suite owners and provides focus to ensure the comfort, safety and welfare of all residents and staff.
· On a daily basis, inspect all mechanical rooms, record all readings in logbooks located in each room (boiler room, sprinkler room, electrical room, generator room, and chiller room etc.) and report any unusual findings to the Property Manager.
· After contractors and trades have signed in at the Office, escort them to the appropriate location, opening all locks and doors. Upon completion of any contractor work the Superintendent will verify the area in which contractors work is left in a clean state and any refuse has been removed.
· Maintain all mechanical rooms, storage rooms, compactor/garbage rooms in an organized and clean manner
· Care for the Corporation’s tools, equipment and assets to prevent damage and to maximize useful life.
· Walk the building hallways and stairwells to ensure all equipment is in good repair and identify those areas needing repair. Complete the work required to rectify any deficiencies.
· Perform all functions related to garbage and recycling disposal.
· Inspect the garage daily, remove litter, check all catch basins, clean stairwells as needed, replace burnt out lights. Ensure all doors leading into the garage are secure.
· Ensure all pool equipment and furniture is in good repair. Storing all equipment/furniture at the end of the season.
· Check pool mechanical and storage rooms, and ensure they are kept clean.
· On a daily basis, inspect all amenities identifying and rectifying any items that need to be addressed.
· Ensure all areas of the building are clean and in good repair. Coordinate with cleaning staff.
· Be familiar with the approved building fire plan, health and safety procedures, WHMIS & SDS sheets, and all related safety equipment. Utilize appropriate safety equipment needed to perform tasks.
· Promptly attending to minor repairs: painting, replacing light bulbs, maintaining all stairwells and common areas in good standing as required.
· When directed by the Property Manager, attend to resident units for investigation of building system deficiencies.
· Maintain all floors and carpets utilizing the equipment provided.
· Maintain shared facilities spaces, recording hours and reporting to Property Management.
· Complete building repairs where there is the required skill and ability.
· Attend training programs to develop system knowledge and enhance current skills.
· Inform Property Management and Security of any safety related issues.
· Perform all duties identified on the Superintendent Task List.
· Perform all duties assigned by Property Management.
Working Experience
· Must have previous experience as a superintendent (or equivalent) at a comparable complex.
Knowledge
· Considerable knowledge on mechanical systems to be able to identify deficiencies and malfunction.
· Ability to carry out general repairs
