Property Manager, GTA West
We are looking for a Property Manager to oversee a portfolio of multifamily residential rental buildings in the Greater Toronto Area (GTA) West region, reporting to the Regional Manager. The ideal candidate provides strong leadership to on-site teams, drives operational excellence, maximizes asset value, and delivers exceptional resident experiences while fostering positive employee relations.
The base salary range for this position is from $65,000 -$80,000 annually. The starting base salary may vary based on job-related knowledge, role complexity, skills, experience, and internal equity, with opportunities for progression within the range as team members grow and develop in their roles.
What you will do:
Operations:

Conduct regular property visits and inspections to assess property conditions, ensure safety, cleanliness, asset preservation, and compliance with applicable legislation, municipal standards, company policies, and fire and life safety requirements

Deliver exceptional resident service by addressing concerns, reviewing rental applications and overseeing vacancy, turnover, and suite readiness activities to support occupancy and leasing objectives in accordance with company policies, applicable legislation and fair housing practices

Oversee maintenance operations by monitoring work order completion, resolving maintenance issues, and managing vendor and contractor performance

Review operational and financial performance, identify risks, and recommend solutions to improve portfolio performance and resident satisfaction

Participate in an after-hours emergency response rotation, attending sites, and liaising with municipal stakeholders and emergency services for high-risk situations
Human Resources:

Recruit, develop, mentor, and manage building and administrative staff, including coaching, training, performance management, and workflow coordination, and the implementation of company policies and procedures

Maintain effective communication with all internal departments and external partners

Ensure timely preparation of reports, documents, and material for managerial activities
Finance:

Prepare and manage annual operating, maintenance, and capital budgets, analyze financial results and variances, and identify opportunities to improve revenue, control expenses, and maximize Net Operating Income (NOI)

Oversee rent collection, arrears management, repair and maintenance expenditures, invoice coding, and budget variances to ensure financial accuracy and cost-control

Partner with leasing and operational teams to support occupancy, resident retention, and revenue growth, and capital projects within approved budgets and timelines
Who we’re looking for:

Minimum 3+ years of progressive residential property management experience, specifically in multifamily residential operations

Certified Property Manager (CPM) designation or other recognized property management designation is considered an asset

In-depth knowledge of the Residential Tenancies Act (RTA) and a solid understanding of building systems (HVAC, fire protection, mechanical, electrical)

Experience with property management software (Yardi, BuildingStack, or similar) and proficiency with Microsoft Office applications. Experience leveraging technology and reporting tools to improve operational efficiency is an asset

Strong leadership, people management, analytical, problem-solving, conflict resolution, and communication skills, with the ability to exercise sound judgment in complex situations

Resilience to change and a proactive approach to drive change forward

Valid Driver’s License and own vehicle is required
