Residential Maintenance Technician

Position Summary
In the role of Residential Maintenance Technician, your primary responsibility is completing work orders as assigned for the Prince Albert portfolio of properties. This position is responsible for multiple locations, working both indoors and outdoors. The Residential Maintenance Associate strives to give the residents professional, timely and competent service for all maintenance related requests.
Qualifications
- Minimum 3 to 5 years of experience working in the maintenance field and have the ability to perform general maintenance in the areas of plumbing, electrical, HVAC, boiler systems and appliances
- Must have a solid understanding of the maintenance and operational routines of large mechanical equipment including but not limited to: pumps, motors, furnace, boiler systems, etc.
- Must be available for after hour maintenance and emergency service
- Fireman’s Certificate for boiler systems would be considered an asset
- Experience in trades would be an asset
- Valid driver’s license and dependable vehicle
- High school diploma or equivalent required
- Must have a clear criminal background check
Skills and Abilities
- Problem solving, troubleshooting and decision-making skills
- Able to work as part of a team and independently with minimal supervision
- Able to work in a variety of weather conditions, with temperatures ranging from -30C to +30C
- Able to communicate effectively
Job Requirements
1) General Maintenance
- Maintain the daily operations of the mechanical and electrical integrity of the apartment buildings, townhouses and parking lots, including plumbing, painting, flooring, locksmith repairs, and other maintenance related duties as assigned
- Maintain and repair residential building electrical appliances, outlets, fixtures and accessories
- Maintain and repair gutters, downspouts, flashings, shakes, unitized roofing materials, and panel roofing systems
- Maintain and repair walls and wall coverings of residential buildings including roll wall coverings and paint
- Maintain our common area, sidewalks and carparks, ensure they are kept in a clean and tidy manner that includes snow removal, clearing garbage and other debris.
- Maintains and repair ceramic tiles, vinyl tiles, laminate, linoleum, carpet and underlay in residential buildings.
- Complete weekly and monthly checklists, responding to emergency maintenance requests, perform renovation and remodeling, and maintaining proper records of scheduled maintenance
2) Preventative Maintenance
- Check apartments/buildings/townhouses on a regular basis for insects, pests, and rodents and start the process for extermination
- Perform weekly and monthly preventative maintenance including but not limited to changing filters, belts, grease, calibration and adjustment of temperature control systems in the mechanical rooms as well as each floor
3) Additional Duties
- Responsible for grounds keeping duties such as snow and ice removal and lawn mowing
- Removal and disposal of furniture’s abandoned by tenants at the unit or in our common areas
- Furnishing and unfurnishing of units including moving furniture’s and appliances as required.
- Ensure that security and safety measures are followed.
- Work with external vendors to source products/services for repair work
- Familiar with Landlord and Tenant legal considerations as they relate to repairs, changes or improvements
- Ensure work is completed in a timely manner, within budget and to Macro Properties safety standard
- Maintain company supplied vehicle, when and if one is supplied, in sound operating condition with routine preventative maintenance and to notify the company of any required repair
- Maintain a clean work environment, ensuring compliance with Health and Safety regulations
- Report to work on time with a professional appearance
- Assist other employees as required by Property Manager

Working Conditions and Other Attributes
- Use and operate hand/power tools
- Use and operate equipment such as lawn mowers, snow blowers, small tractors etc.
- Repetitive tasks, physically demanding work, walking, bending, kneeing, climbing and kneeling
- Able to lift up to 23 kg (50lbs)

Pay: $47,840.00-$49,920.00 per year
