GROW YOUR CAREER WITH TRIOVEST AS PROJECT MANAGER, OPEX
Triovest is seeking a Project Manager, OPEX at either our Calgary or Edmonton location. This role will be accountable for OPEX project delivery including the successful implementation and construction of Tenant Improvements (TI), Landlord Word (LLW), Capital Repairs (CAPEX) and Operations and Maintenance (OPEX) projects.
The Project Manager, OPEX will have extensive experience relating to the development and construction of office, industrial and retail projects including: oversight of the selection process for consultants and contractors, oversight of the design process with specific reference to the overall building strategy, oversight of all required permitting and municipal processes, management of construction and changes, tenant coordination and project close-out.
WHAT WILL YOU BE DOING?
Oversee and collaborate on the construction of multiple TI/LLW/CAPEX/OPEX projects.
Collaborate on comprehensive Property Condition Assessment Reports (PCAR) development and long-term capital planning for the portfolio.
Maximize fee revenue opportunities by understanding individual fee thresholds in relation to project budget.
Minimize risk through the optimization of collaborative project definition and planning.
Provide Service Excellence to both internal and external clients through continual improvement and inclusive communication.
Support a culture of inclusive and proactive collaboration between Operations, Property Management, Leasing, Asset Management and the OPEX project delivery team.
Oversee adherence to Triovest Procurement Policies.
Assist in the preparation and submission of detailed monthly and quarterly financial reports and project status reports for assigned projects and provide any other reporting as may be required by Triovest Realty Advisors.
As a priority provide timely review of potential lease requirements and prepare preliminary construction budgets and schedules.
Assist Leasing Managers with any language requirements pertaining to leasehold improvements within development projects.
In collaboration with other Operations team members, provide timely review and comments on non-managed tenant construction drawings.

To fulfill this role successfully, you should demonstrate the following minimum qualifications:
Education required is a University or College degree in the construction or project management field (i.e. P. Eng., CET, B Arch) or commensurate experience.
5+ years of project and/or construction management experience with an emphasis on the execution of commercial projects.
Certification as a Project Management Professional (PMP) would be considered an asset.
Experience in commercial real estate i.e. high-rise tenant and mechanical projects would be considered an asset.
Experience with construction cost estimating would be considered an asset.
Proven project management, planning and analytical skills.
Experience in contract negotiation and administration.
Intermediate to advanced skills in Microsoft Office and Microsoft Projects.
