Job Overview:
The Project Coordinator owns the construction schedule for every home from start through closing, while supporting the estimating, purchasing, and cost administration that keep each project accurately priced and resourced. They maintain a complete, achievable schedule for each home, coordinating dependencies across Production, Purchasing, and Pre-Construction to keep every home on track for its scheduled closing date. They also support quantity takeoffs, budgets, and variance analysis; administer purchase orders and scopes; and maintain current trade, supplier, and product pricing in company systems. Across both areas, they identify risks early and escalate issues to the Operations Manager for resolution.
Responsibilities and Duties
Scheduling & On-Time Delivery
➔ Create and maintain a complete, accurate, and achievable construction schedule for each home, from start through closing, based on scope of work and timelines
➔ Coordinate and monitor schedule performance across all homes, identifying risks, communicating delays, and supporting Production in maintaining scheduled closing dates.
➔ Coordinate schedule requirements and dependencies with Production, Purchasing, Pre-Construction, and other departments to ensure activities and information are completed when needed
➔ Provide clear, regular reporting on schedule performance, upcoming milestones, and at-risk homes to the Operations Manager
Estimating, Purchasing & Cost Administration
➔ Support estimates, quantity takeoffs, budgets, variance analysis, and cost models by ensuring information is accurate, complete, and prepared on time
➔ Execute purchasing administration, including purchase orders, scopes, and pricing updates, ensuring purchasing records are accurate and current
➔ Maintain accurate, up-to-date trade, supplier, material, and product pricing within company systems
➔ Support trade and supplier coordination by managing documentation, obtaining information and pricing, communicating updates, and maintaining organized records
Additional Support
➔ Maintain construction scheduling software, including adding new employees, and assist with project documentation management
➔ Other duties as assigned by the Operations Manager
Recommended Qualifications and Skills
➔ 2–4 years project coordination experience (on-time, on-budget, quality delivery)
➔ College or University education in Project Management, Business, or Engineering
➔ Certified Associate in Project Management (CAPM)
➔ Experience with purchasing, budgets, or cost administration
➔ Excellent communication (written and oral)
➔ Organized with strong attention to detail
➔ Proficient in Excel and project management software
➔ Proactive — identifies and escalates issues early
Job Type: Full-time
Pay: $65,000.00-$75,000.00 per year
