BUILDING SUPERINTENDENT
Elliot Lake Retirement Living is seeking a Building Superintendent.
POSITION OVERVIEW
Multi-Residential Superintendents are a key part of our management team. Reporting to the Multi-Residential Supervisor, they are responsible for the day-to-day operation of a multi-unit residential building. Duties include, but are not limited to, repairing and maintaining units, promoting and maintaining company policies, maintaining a clean building, performing inspections, solving tenants’ issues and assisting contractors. The ideal candidate has superior handyman ability combined with excellent interpersonal skills.
REPAIRS AND MAINTENANCE
The Building Superintendents are responsible for unit repairs. Contractors are used when the repair is out of the Superintendent’s scope. Minor and routine repairs and maintenance run the gamut of residential repair practices that includes electrical, plumbing, hvac, drywall, painting, tiling and mechanical repairs., both interior and exterior. Examples of repairs the Superintendent will encounter are:
- Changing electrical switches and plugs
- Replacing light fixtures
- Unplugging drains
- Repairing/replacing faucets
- Replacing showerheads
- Replacing toilets
- Caulking showers/tubs
- Replacing cracked tiles
- Removing/replacing countertops
- Removing/replacing cabinet doors
- Changing filters and belts
- Performing drywall repair
- Painting
MECHANICAL SYSTEMS AND EQUIPMENT
Superintendents are expected to have a basic working knowledge of building systems and be able to undertake routine checks, inspections, adjustments, lubrication and filter cleaning as required.
Some of the equipment encountered are:
- Emergency Generators
- Garbage Compactors
- Pumps (heating, booster, fire, circulator, sump)
- Large and small water heaters
- Electrical Panels
- Air Handlers
- Fire Panels
- Sprinkler Systems
- Exhaust fans
- Elevators
ADMINISTRATIVE DUTIES
Superintendents are required to be proficient in administrative software such as Word, Outlook, Yardi and Excel. Administrative duties include:
- Accurate completion of checklists for inspections
- Delivery of any letters and notices.
- Creation and completion of work orders
- Enforcing parking lists and complete bi-monthly inspections of vacant spots.
- Accept all calls from tenants and follow through with their request
- Fire and equipment logbooks
- Weekly, monthly, yearly inspection reports
- Order required parts and supplies for repairs
CLEANING
Superintendents are expected to keep their building cleaned to a high standard through their own effort or by supervising a janitor. Cleaning duties include:
- Operate industrial vacuum cleaners to remove scraps, dirt, heavy debris and other refuse
- Wash windows, interior walls and ceilings
- Operate carpet cleaning machine
- Operate building trash compactor
- Empty trash cans and other waste containers
- Sweep, mop, scrub and wax hallways, floors and stairs
- Clean and disinfect washrooms and fixtures
- Building grounds and common areas clean
- Maintain accurate inventory and stock counts or required cleaning materials
LAWN AND GROUND MAINTENANCE
Superintendents are responsible to maintain the exterior of their building. Duties may include:
- Clean and remove litter and debris
- Removal of animal waste
- Grass cutting, trimming, gardening and watering
- Monitor exterior lighting, signage, electrical outlets, etc
SNOW REMOVAL
Building Superintendents are required to perform snow and ice removal. Duties will include:
- Clean snow and ice from walkways and entrances using a shovel or snow blower.
- Inspect the lots for ice and or snow accumulation
EDUCATION AND TRAINING
Building Superintendent must have a working knowledge of the following legislation/guidelines and safety related courses:
- Residential Tenancy Act
- Occupational Health and safety Act
- Building Code of Ontario
- Ontario Fire Code
- Confined Space training
- Working from Heights
- WHMIS
