Crestpoint has an immediate need to hire a Director, Development & Construction, to oversee the execution of the Company’s active developments and value-add property improvements. This individual, working closely with Crestpoint’s existing acquisition and asset management teams, will be responsible for managing multiple projects from inception to completion across Crestpoint’s entire portfolio. The role requires a fundamental understanding of the real estate development /construction industry at both a macro and micro level, an appreciation of investment performance fundamentals, excellent organizational skills and advanced communication skills.
In this role, and as a member of this team, you will be responsible for:
Working closely with the Acquisition and Asset Management teams to identify potential projects, assess both opportunities and key risks, establish preliminary budgets, and assist in initial project approval
Managing third-party development managers and external consultants throughout the development process, including overseeing and managing the permitting and approval process and compliance with all entitlements
Identify and execute innovative and creative design solutions and delivery methods that add value and increase competitive positioning for long term assets
Recommend the appointment of design, engineering and construction consultants and coordinate and supervise the performance of all such services
Bidding and awarding mandates to meet project schedules and budgets
Preparing documents for solicitation of CM bids, de-scope bids, award contracts and oversee buyout process
Preparing original schedules and work with CM’s to maintain and update detailed project schedules
Updating overall project budgets regularly, and provide weekly updates to Senior Crestpoint Management and equity partners
Review potential change orders and work with the team to identify the option that provides the most value to Crestpoint
Generating and administering construction contracts, conducting construction job inspections, approving requisitions, monitoring quality control, and managing contractors and suppliers
Acting as conduit between contractors, property management, and the Asset Management team on all projects
Assisting in the preparation of annual budgets and reforecasts for Leasing and Capital projects and annual Strategic Plans
To succeed in this role, you:
Will have (+/-) 10 years of development management / project execution experience in the real estate development industry
Have experience managing projects of various scope and size (from large to small)
Direct experience in industrial and multi-residential development is preferred
Possess excellent project management and communication skills and must be able to effectively communicate with all levels to move projects along and meet all deadlines
Will have the ability to manage multiple priorities and work with minimal supervision in a rapidly changing environment while maintaining strong attention to detail and achieving deadlines
Literacy in Microsoft Word, Excel, and Project Management applications is required
