1. Position Summary and Job Magnitude
The Service Technician must ensure that the entire building is in safe and good working order at all times. This includes a combination of general labour, preventative maintenance tasks and daily repair requisitions.
2. Essential Functions and Basic Duties
· Attending to any work orders provided to you by the Service Manager or Leasing staff in a timely manner, and informing them once the job has been completed
· Assessing interior and exterior of properties and buildings to see if there are any issues needing to be addressed
· Addressing any minor plumbing issues
· Addressing any minor HVAC issues
· Addressing any appliance repairs
· Repairing any door, frame or trim damages
· Ability to paint and patch properly throughout the buildings
· Removing snow from all sidewalks and parking lots as required including holidays and weekends, with the use of snow blowers and Bob Cat machinery
· Landscaping the property during the summer months with the use of lawn mower and other landscaping tools as required
· Removal of any trash noticed throughout the community
· Assisting with any quarterly or monthly inspections
· Attending any staff meetings as required
· Other duties as assigned
This role can be strenuous and requires the individual to be in good physical condition. Physical demands include:
· Climbing ladders
· Moving appliances and furniture.
· Repetitive lifting of up to 50lbs
· Cardio vascular endurance for tasks such as snow removal and climbing stairs
· Working in confined spaces, including lying on their side or working on their knees for up to 30 minutes
· Ability to grip and manipulate basic hand tools and parts
· Hand dexterity and fine motor skills for working with small parts.
· Repetitive reaching or working above their head
· Majority of the working day spent standing conducting repairs and maintenance
Health & Safety
· Works in compliance with the provisions of the OHSA, regulations and internal policies and procedures and reports any contraventions to their supervisor.
· Uses or wears the equipment, protective devices or clothing that Integris Student Living requires.
· Reports to the appropriate supervisor(s) any hazards, missing or defective equipment or protective device which could endanger any person.
· Does not engaging in any prank, contest, feat of strength, unnecessary running or rough and boisterous conduct.
· Reports any risks or potential risks of violence or harassment encountered in the workplace immediately to supervisor.
· Knows, understands and implements safe work practices and procedures and employs established rules and procedures for handling materials, equipment and processes (e.g. Reporting unlabeled containers, using proper lifting techniques, etc.)
· Requests that worn out or defective equipment be replaced, when appropriate.
· Uses equipment and materials only in the manner intended.
· Reports any injuries, incidents and unusual conditions immediately to supervisor.
· Inspects the work area and equipment daily and reports any hazards immediately to supervisor.
· Attends all required health and safety training programs (e.g. WHMIS, orientation), and applies knowledge to daily operating procedures at Integris Student Living.

4. Qualifications
Education: High School Diploma or equivalent
Skills/Abilities: Must possess excellent oral and written communication skills
Must possess basic computer skills
Must possess the ability to understand and adhere to policies and procedures
Must possess basic math skills
Must be punctual and dependable as hours may vary and include weekends and holidays
Experience Required: At least three years of related experience which includes HVAC, plumbing and electrical.
Certificate of Trade is considered an asset

Indoor/Outdoor: Outdoor and indoor environment. The outdoor work environment includes all weather conditions and materials used in maintenance work. Regular exposure to paint fumes and other airborne particles, toxic or caustic chemicals, solvents, adhesives, carpet fumes, chemical fumes, pool chemicals, and others.
Level of Interruption: Moderate level of interruption

Travel Outside of Location: Minimal travel to regional offices for meetings and training sessions or to facilitate market research activities when applicable

Physical Requirements: Ability to frequently sit, stand, walk, extend arms and hands forward and overhead, finger and grasp. Shovel snow and salt parking lots/sidewalks. Landscape the property using lawnmowers and hand-held tools. Move and install furniture from suite to suite or in storage units. Must be able to bend, crouch, stoop and reach. Must be able to lift and carry up to a minimum of 50lbs. Must have record of good vision.
