My client is looking to add an experienced Project Manager to their successful and growing team in Vancouver. The successful candidate will be responsible for overseeing the mechanical scope of major new-build projects, working closely with site teams, consultants, subcontractors, clients, and internal stakeholders to ensure projects are delivered safely, efficiently, on schedule, and within budget.

Day-to-Day Responsibilities
- Take overall responsibility for the mechanical scope of assigned projects, ensuring work is delivered safely, on schedule, and within budget.
- Manage projects through the full project lifecycle, from pre-construction and planning through to commissioning, completion, and close-out.
- Provide technical and commercial insight throughout the project to identify potential issues early, develop practical solutions, and maintain cost efficiency.
- Develop, review, and manage project contracts and associated documentation as required.
- Review and manage change orders, ensuring changes are properly documented, priced, approved, and incorporated into project budgets and schedules.
- Assist with estimating, take-offs, tender preparation, and bidding on future projects where required.
- Work closely with Project Coordinators, junior Project Managers, and other team members, providing coaching, guidance, and mentorship.
- Conduct regular site visits and walkthroughs to assess progress, identify potential issues, and ensure mechanical scopes are progressing in line with project requirements.
- Build strong working relationships with General Contractors, Project Managers, Superintendents, consultants, subcontractors, suppliers, and internal teams.
- Lead and coordinate all key stakeholders involved in the mechanical scope, ensuring clear communication and accountability throughout the project.
- Manage RFIs, shop drawings, submittals, procurement, documentation, and general project administration.
- Coordinate closely with other MEP trades to ensure all mechanical systems are properly integrated with the wider project and that interfaces between trades are effectively managed.
- Assist with project budgets, schedules, forecasting, and cash-flow projections.
- Support the development and definition of project roles, responsibilities, and scopes of work.
- Conduct regular reviews of the mechanical and electrical components of the project, ensuring progress, costs, and reporting are accurate and up to date.
- Monitor labour, material, subcontractor, and overall mechanical costs to ensure the project remains financially on track.
- Proactively identify project risks and work with the wider team to develop solutions and mitigate potential delays or cost overruns.
- Carry out other project management responsibilities as required.
Requirements
- Minimum 3 years of experience working as a Mechanical Project Manager in North America.
- Proven experience managing new-build commercial, institutional, high-rise, or similarly complex construction projects.
- Candidates from either a high-rise or new-build commercial/institutional background will be considered.
- Ideally 5–10 years of relevant project management experience within the mechanical construction industry.
- Previous experience working for a full-service mechanical contractor is strongly preferred.
- Demonstrated experience delivering a new-build project valued at $30M+.
- Strong understanding of mechanical construction, project coordination, scheduling, cost control, and contract administration.
- Mechanical education, diploma, or trade background would be considered an asset but is not essential.
- Strong communication, leadership, organizational, and stakeholder-management skills.
- Comfortable working closely with site teams and spending a significant amount of time on site.
- Strong commercial awareness and the ability to manage budgets, costs, changes, and project performance.
Compensation & Benefits
- $120,000 – $150,000 base salary, depending on experience
