Key Purpose
The Building Operator owns the safe and reliable operation of all building systems. They monitor and optimize the HVAC, mechanical, electrical, plumbing, and controls for all building systems and infrastructure.
The role is responsible for identifying and delivering corrective maintenance solutions, while also performing preventive maintenance activities and scheduled inspections to ensure all building systems operate safely and within regulatory compliance.
This hands-on position responds to service requests and takes immediate action to resolve equipment breakdowns. This role ensures that all managed utilities and building systems meet operational specifications, documenting all actions taken.
This position coordinates and oversees the work of contractors to ensure work is completed safely and sufficiently while keeping the site operations manager, business stakeholders, and end users updated. Other duties as assigned.

Experience & Qualifications
· Minimum 2 years of experience in building operations and maintenance trade
· Journeyman-level experience in HVAC, electrical, plumbing, and controls systems
· Proven ability to troubleshoot, repair, and maintain building systems
· Operational understanding of elevators or vertical lifts, overhead doors, and escalators
· Familiarity with fire suppression systems and their ongoing checks
· Experienced in LOTO safety lockout practices and safe maintenance procedures
Skills & Knowledge
· Ability to read and interpret technical drawings and schematics
· Functional knowledge of fire protection and life safety systems
· Functional knowledge of emergency generator operations and checks
· Ability to use hand tools and maintenance shop equipment safely
· Capable of performing physically demanding tasks safely
· Familiarity with Building Automation Systems (BAS) and CMMS systems
Certifications or Training
· Canadian Red Seal Certification in one or more of the following areas: Appliance Service Technician, Boilermaker, Construction Electrician, Plumber, or Refrigeration & Air Conditioning.
· A plus if you have a technical diploma in HVAC, facilities maintenance, or building operations
Key Accountabilities
· Accept ownership and accountability for assigned systems performance
· Must be able to perform all the tasks expected of a maintenance technician
· Mentor and coach maintenance technicians, delegate when necessary
· Manage contractor and associate conflict, escalating when necessary
· Be willing to grow and develop skills to support ongoing business needs
· Maintain clean shops and general workspaces, ensuring spaces are organized
· Perform other duties as assigned by management to support operations and business needs.
