The Property Manager will report directly to the Senior Property Manager at 22 St. Clair Avenue East, Toronto. This individual will be required to have a strong retail operations background and will be ultimately responsible for the physical management of the portfolio, including regular maintenance and repair.
Coordinate with team in day to day collections of rent, ensure that policy is adhered to ensure prompt payment by tenants and assist in rent collections directly as required.
Assist with the internal monthly reporting of Accounts Receivable.
Monitor accounts payable to ensure payments according to policy.
Assist in coordinating monthly accruals with Senior PM.
Coordinate and assist to ensure our sites are following environmental policy and procedures.
Facilitate and complete quarterly site/building and annual environmental inspections. Travel will be required
Review & control spend to ensure budgets remain on target.
Liaise with Senior Property Manager with respect to co-owners’ budgets, operating and capital expenses, etc.
Assist with the preparation of monthly co-owner reporting.
Identify and implement a long term strategy of deferred maintenance for the properties.
Coordinate tenders for all contracts under the best practices, and procedures as directed by Choice
Coordinate all approved capital work within the budgeted year.
Manage and liaise Tenants to increase the relationships and to continue to build a strong brand.
Ensure the ongoing marketability of the properties by assuring the properties are top of class aesthetically and operationally.
Business Degree preferred with a RPA or CPM designation
Minimum 5 years’ experience in all aspects of Retail Property Management
High level communication and negotiating skills with the ability to deal at all levels of management both inside and outside the organization
Excellent interpersonal skills with the ability to motivate and influence others
Excellent, planning, organization and multitasking skills
Ability to lead and direct others in a team environment
Self-motivated and a positive attitude
Team player, service oriented
Competency in MS Office and relevant databases and software
Valid Drivers License
