Site Superintendent

A Site Superintendent is required for the construction division of Nunastar Properties Inc. a leading owner, operator and developer of hotel, commercial and residential real estate in Northern Canada. The position will be located North of 60 (Iqaluit, Nunavut).

The Mandate:
This position is a key member of the Nunastar team involved in the development and operation of real estate asserts in Northern Canada. Nunastar implements a wide range of projects each year ranging from renovations of existing buildings through to construction of new residential, office, retail and hotel buildings.

The Opportunity:
The Site Superintendent position will provide overall onsite leadership, administrative and technical management for the construction of a project. The Site Superintendent is accountable for the onsite safety, contracts, schedule, quality, cost control, people and administration of the project. The Superintendent is responsible to manage project performance and to protect and promote the interests of Nunastar Properties Inc, its employees, clients, subtrades and relationships to ensure that projects are delivered on time, on budget and with quality in a safe and efficient manner.

The Site Superintendent will report directly to the General Manager and work with procurement and project personnel in the construction division.

Duties & Responsibilities:
Candidates must have a minimum of 10 years’ experience relating to site supervision with North of 60 experience preferably in construction, and real estate development. The successful candidate will be required to:

Develop, maintain, and negotiate contracts/tender packages

Responsible for planning, organizing and managing all site construction manpower and materials, including site layout and set

Demonstrates leadership in health, safety and environmental protection on the project; applies the requirements of the Project Specific Safety to promote overall compliance of Nunastar Properties Inc. (Qanik Construction Ltd). Safety Manual, applicable OH&S Acts, regulations and codes with all employees and subcontractors on the project

Manage and/or oversee the completion of required documentation including: Superintendents daily log, safety documentation, timesheets, invoices, labour quantities, packing slips, purchase orders, and site photos

Ensures that projects are built according to approved plans, specifications, shop drawings, and applicable building codes and that quality standards are maintained

Develops, maintains and drives the construction schedule in conjunction with project team; ensures project milestones and completion dates are met

Issues materials and services purchase orders, confirms receipt of materials and return of equipment

Supervises field employees; ensures their work is planned and performed efficiently and their timesheets are accurately coded

Mentors project team members in order to contribute to their development and career growth

Leads project meetings with internal and external stakeholders to monitor and support the project's ongoing progression

Maintains a thorough daily report that accurately tracks site progress, events, inspections and other relevant information

The Candidate:
The successful candidate will have the following:
Candidates must have a minimum of 10 years’ experience relating to site superintendent with progressively increased responsibility preferably in construction, real estate development, and property management.

Journeyman Trade certification, CET, or equivalent

10 years’ commercial construction experience

8+ years as a lead commercial superintendent or equivalent management experience

Experience in pre-construction, design-build and wood frame construction.

Leadership training and safety certificates

Willingness and ability to travel and stay for long periods North of 60 (Iqaluit). There will be a work in and travel out (return to home base) program.

Working knowledge of construction equipment and techniques, drawings and specifications, project health, safety and environment (HSE), quality, building materials, and required standards. Ability to work in a fast-paced, deadline orientated environment with strong time management and prioritization skills.

Strong written and oral communication skills. Willingness and aptitude to work effectively in a team environment.

Strong organization, analytical and problem-solving skills with an emphasis on attention to detail.

Good forecasting ability with strong analytical and interpretive skills
