Job Title:
Beaver Foundation Maintenance Supervisor
Reports To
Appropriate facility Manager
Purpose
To ensure a high standard of maintiance, repair, and facility improvements.
For Vialta Lodge and Beaver Manor.
Job Requirements:
1. Formal training or considerable experience in building maintenance
2. Experience and the ability to carry out basic carpentry, electrical,
Plumbing and heating repairs.
3. Grounds keeping knowledge and the ability to operate and maintained grounds keeping equipment.
4. Self motivation and ability to work without supervision.
5. Willingness to perform a variety of tasks.
6. Ability to prioritize maintenance and time requirements.
7. Ability to anticipate potential maintenance problems and where possible
take corrective action.
8. Ability to book and work well with contractors.
9. Work well with others, relate well and with patience and courtesy to residents and staff.
10. Understand the need for and practice confidentiality.
Physical Requirements:
Must be able to stoop, lift and carry items of various manner weights in a proper and safe manner throughout the shift.
Responsibilities:
1. Keeps up records as per blue and red maintenance books.
2. Plans, organizes, and carries out preventative maintenance for each facility
3. Ensures that all maintiance and repairs are carried out in a prompt, efficient and cost effective manner.
4. Maintains current and accurate records of maintiance inspections and servicing.
5. Orders and controls inventory of maintiance materials
6. Serves as part of the management team to ensure high quality service3s are provided to all Residents/Tenants.
7. Serves as a resource to Management to aid in long term planning and problem solving.
8. Carries out other tasks assigned by the manager.
9. Promotes attendance of all staff at appropriate in- service and staff meetings.
10. Assists with building improvement, including painting, staining, and
repair.
11. Aware of the importance of confidentiality.
12. Records any unusual happenings in appropriate documentation book.
13. Does NOT gossip.
14. Follows policies as outlined in the Beaver Foundation Management Agency Policy Manual.
15. Other related tasks that may be assigned from time to time by
Lodge/ Manor.
Job Summary:
1. Responsible for the overall supervision of building and ground maintenance throughout the Lodge/Manor, and heating systems, assist any repair persons contracted by the Lodge/Manor and also the supervision of all maintiance personnel.
2. Reports to Manager.
Building Maintiance Duties;
1. Ensures the operation and maintiance of entire heating systems, ventilating
And other air handling equipment throughout the Lodge/ Manor including air conditioners.
2. Ensures the maintenance, of structural, mechanical and electrical aspects of the building (interior and exterior), grounds furnishings, equipment and vehicles.
3. Maintenance of hot water supply at correct temperatures to the various required demands such as domestic, laundry and dishwashing.
4. Ensures the maintenance of all emergency systems.
5. Develops and updates lists of contractors who can be called in case of emergency when not available, or difficult situations,
6. Ensures the inspection, testing and maintiance of the fire alarm system
and fire safety equipment as standard by OH&S.
7. Initiates orders for equipment and supplies as authorized.
8. Advises Lodge/Manor Manager of necessary modifications or major
repairs to the building, equipment, or furniture.
9. Administers a preventive maintenance program ensuring a safe, efficient
operation.
10. Maintains records and reports as required.
11. Responsible for removal of some Lodge/Manor trash to the dumpster.
12. Responsible for the cleanliness and organization of all Lodge maintiance
areas.
13. Assist in moving Lodge/Manor furniture as requested by Manager or Head housekeeper.
14. Ensures the maintenance of stripping, waxing & washing of dinning room and atriums floors.
15. Maintains central vac system, and empty canisters as needed.
Maintenance Books regularly used:
1. Red Book Maintenance /Lodge
2. Blue Book Maintenance/Manor
Maintenance Regular Check List:
1. Domestic hot water temperature
2. Boiler Pressure
3. Boiler Temperature
4. Expansion tank levels
5. All machines in boiler room for proper operation
6. Check sewer lines to make sure they are free flowing.
7. Check sump pump
8. Record out side temperatures
9. Record inside temperatures.
10. Dump freezer drip pail
11. Check Maintenance Record Request log and initial when job has
been completed
Regular weekly Checks
1. Weekly maintiance duties as outlined in the RED maintenance
book for Lodge and the BLUE maintenance book for Manor.
2. Weekly flush of kitchen drain.
Regular Monthly Checks:
1. Monthly maintiance as outlined in the RED Maintenance book for Lodge
and as outlined in the BLUE Maintenance book for the Manor.
Other
Take atrium patio furniture to be washed at car wash as indicated by Head House Keeper.
Take apart vents below dining room cupboards and clean at car wash annually or as indicated by Head House keeper.
Perform other maintiance duties as directed by the RED/BLUE MAINTENANCE BOOK.
Ground Maintenance:
The Lodge is a public place and a source of pride to our Residents and Staff and should reflect excellent ground maintenance, as should Beaver Manor.
1. Parking lot and driveway should be free of trash, weeds quack grass, and edging and trees properly trimmed.
2. Empty trash containers daily
3. Remove all weeds on any Lodge/Manor property.
4. Lawns neatly cut, and trees properly trimmed.
5. Replace flags as needed.
6. Entrance gates in good repair.
7. Water, fertilize and weed perennial gardens as needed.
8. Water, fertilize and weed around smaller trees and shrubs as needed.
9. Christmas lights up for Christmas and remove after.
10. Snow removal using snow blower and snow shovel.
11. Remove snow from walks and ramps as soon upon arrival in the morning.
12. Use tractor and blade to remove snow from all sidewalks and parking
lots. Pile snow on ends of parking lots. In case of heavier snow fall use
tractor and snow blower to remove all snow. Refer to equipment Manual.
13. It is the responsibility of the night staff to clear the front door for the ambulance.
14. May be called in on weekend for snow removal if more than two inches of snow.
15. Repair and properly service all ground equipment.
16. Repair and maintenance of all garden furniture.
17. Supervise all summer students doing maintenance.
Confined Spaces:
When entering a confined space makes sure you have the walkie-talkies with you.
Report to the kitchen staff that you are going to be in a confined space and let them know which end you are on.
When you are done, report back to the kitchen and let them know you are back.
All of the above duties shall be subject to change at the discretion
Of the Manager.
If an emergency should occur or if any particulars are out of the ordinary
For the shift on duty, the Manager and Staff has the right to require
your assistance.
Pay: $20.95-$25.34 per hour
