Job Description
The Retail Marketing Manager will be responsible for and oversee all marketing activities to support and build brand awareness influencing the strategic positioning of the Jim Pattison Developments Ltd retail shopping centers located in British Columbia. The position requires a strategic outlook, attention to detail, proactive approach to marketing and a high level of knowledge in social media. A background in retail enclosed shopping centers is strongly preferred.
The objective of this role is to create a positive environment to increase awareness of the shopping Centre, support the leasing efforts, increase the customer base and improve sales. The three main areas of focus are: Marketing for Leasing, Marketing for Sales and Marketing for Business Development. This position is based in Penticton, BC, but will also be supporting enclosed shopping centers located in other regions within the province as required. Travel will be necessary to fulfill the obligations of this position.
Responsibilities
- Work with Property Managers to strategize, implement and evaluate the effectiveness of the shopping center’s marketing and promotional activities. This includes market research, advertising creative, positioning statement development, media buys and social media influence.
- Collaborate with the property teams to develop and execute comprehensive, research-based strategic planning that directs marketing efforts to enhance asset value by actively participating in the leasing process (permanent and specialty), driving sales, and generating alternative revenue, including development of a Common Area Business Plan (CABP) that increases NOI via strategic partnerships and business development opportunities.
- Support specialty leasing and common area revenue initiatives by identifying, prospecting, and coordinating short-term leasing opportunities, pop-up retailers, seasonal vendors, kiosks, sponsorships, activations, and community partnerships. Work with the Property Manager to ensure specialty leasing opportunities align with the shopping center’s brand, merchandising mix, customer experience, operational requirements, and revenue objectives. Assist with promotional support, placement strategy, retailer onboarding, and post-program performance review.
- Coordination and organization of print materials, promotions, displays, sales, co-op advertising, signage, props, point of purchase materials, leasing brochures, tenant functions and seasonal sales. Procuring, installing, storage and maintenance of the marketing materials
- Responsible for the procurement and development of programs involving outside consultants such as public relations firms, advertising agencies and other vendors.
- Establish and foster relationships with local media and local non-profit organizations that positively impact perceptions of the property and help fulfill community goals.
- Communication with Tenants regarding all marketing, promotional and Tenant activities, including coaching and support as necessary. This includes tenant meetings monthly.
- Pursue and encourage Tenant participation in sales events, customer relationship programs and window display improvements. Partner with property team to identify opportunities to improve customer experience, including center communications, seasonal décor, customer amenities, events, signage, and on-site activations.
- Manage and maintain the shopping center’s digital presence, including website content, email marketing, social media channels, digital advertising, and other customer-facing digital platforms. Monitor engagement, customer feedback, and campaign performance, and recommend improvements based on analytics.
- Budget & Financial Oversight: Prepare the annual marketing calendar and budget for approval; review income, expenses and invoices monthly, demonstrating fiscal responsibility in all planning and execution.
- SWOT Analysis: Conduct an annual Strengths, Weaknesses, Opportunities and Threats analysis to inform strategic marketing planning.
- Tenant Sales Reporting: Review monthly sales reports with Tenants, identifying positive and negative trends and developing targeted programs — such as customer service awards and sales recognition events — to drive performance improvements.
- Traffic Analysis: Review monthly traffic reports and prepare a comparative analysis of the traffic-to-sales relationship to inform marketing decisions.
- Any other duties as would normally relate to the promotion and marketing of a retail shopping center, and as directed.
Qualifications
- Post-secondary education in Marketing, Business or a related field preferred.
- Minimum 3-5 years of marketing experience, preferably in enclosed retail shopping centre environments.
- Strong team player with a proven track record in building internal and external relationships.
- Self-starter who possesses excellent organizational and communication skills.
- Requires a strong sense of focus and attention to detail.
- Ability to manage multiple projects and work under deadlines.
- Strong creative thinker with out of the box ideas and fresh forward-thinking techniques to reach a new level for the retail shopping center’s.
- Strong marketing knowledge and expertise in the execution of integrated campaigns, online and social media tactics, event-based marketing, research and analytics.
- Excellent oral presentation, written communications and computer skills.
- Proficient in developing and adhering to a budget.
- Proven leader with community relationships.
