Job Overview
TopStream is seeking an experienced and professional Licensed Strata Manager to join our growing team.
The successful candidate will work under the supervision of our Managing Broker and be responsible for managing strata properties, maintaining strong relationships with strata councils and owners, and ensuring smooth day-to-day operations.
Responsibilities
- Manage the day-to-day operations and administration of assigned strata corporations in accordance with council directions and management agreements.
- Act as the primary point of contact for strata councils, owners, residents, contractors, and service providers.
- Prepare for and attend council meetings, Annual General Meetings, and Special General Meetings.
- Prepare meeting agendas, minutes, notices, correspondence, resolutions, and other required documents.
- Follow up on council decisions, building issues, deadlines, and outstanding action items.
- Assist with annual operating budgets, financial statements, invoice processing, and other financial matters.
- Coordinate routine maintenance, repairs, inspections, emergency services, and approved building projects.
- Obtain and compare quotations, coordinate approved work with vendors, and monitor completion and service quality.
- Conduct property visits as required to identify concerns and follow up on maintenance or operational issues.
- Assist strata councils with bylaws, rules, owner complaints, and related correspondence and documentation.
- Coordinate insurance matters, claims, contracts, and other third-party services when required.
- Maintain complete and accurate strata records, including meeting documents, contracts, correspondence, and maintenance records.
- Support compliance with the Strata Property Act, applicable regulations, strata bylaws, and internal policies.
- Communicate clearly and professionally with councils, owners, contractors, insurers, and other stakeholders.
Qualifications
- Valid B.C. Strata Management Licence – Required
- Previous experience as a Strata Manager in British Columbia preferred
- Good knowledge of the Strata Property Act and strata operations
- Strong written and verbal communication skills
- Excellent organizational and time-management skills
- Strong problem-solving and conflict-resolution abilities
- Ability to work independently and manage multiple priorities
- Professional, responsible, and detail-oriented
- Mandarin language skills are an asset
An Advantage If You Have
- Experience managing newly completed strata developments
- Experience with townhome and multi-family residential communities
- Developer turnover, warranty, or deficiency management experience
- Experience working with developers, construction teams, and contractors

Pay: $60,000.00-$80,000.00 per year
