About the Role
We are seeking an experienced and motivated Maintenance Supervisor to lead our maintenance operations across a portfolio of residential properties. The successful candidate will be responsible for overseeing daily maintenance activities, supervising maintenance staff, coordinating contractors, and ensuring that our buildings are maintained to a high standard while providing exceptional service to residents.

Key Responsibilities
Duties may include, but are not limited to:
- Supervising and supporting maintenance technicians and contractors
- Planning, scheduling, and overseeing preventative maintenance programs
- Ensuring maintenance requests and work orders are completed efficiently and professionally
- Coordinating unit turnovers and renovation projects
- Performing and overseeing carpentry, drywall, painting, flooring, and general repairs
- Managing small renovation and capital improvement projects
- Overseeing countertop, cabinet, and fixture installations
- Performing or coordinating basic plumbing and electrical repairs (where licensing is not required)
- Conducting regular property inspections to identify maintenance needs and safety concerns
- Ensuring compliance with health and safety regulations, fire codes, and company policies
- Maintaining maintenance records, inventory, and supply orders
- Participating in emergency response and after-hours maintenance as required
- Assisting with budget planning and cost control for maintenance operations
Building Systems Knowledge
The successful candidate must have a strong understanding of residential building operations and mechanical systems, including:
- Boilers and hydronic heating systems
- Domestic hot water systems and hot water tanks
- HVAC equipment and controls
- Chillers and cooling systems
- Fire alarm and life safety systems
- Ventilation and exhaust systems
- Building automation and monitoring systems
- Pumps, motors, and related mechanical equipment
The ability to troubleshoot building systems, coordinate repairs, and work effectively with specialized contractors is essential.
Qualifications
The successful candidate will:
- Have previous experience in residential, commercial, or multi-residential property maintenance
- Have supervisory or team leadership experience
- Be bondable and able to pass a criminal record check
- Possess strong organizational and problem-solving skills
- Demonstrate excellent customer service and communication abilities
- Be dependable, professional, and capable of managing multiple priorities
- Have experience coordinating contractors and vendors
- Be proficient with written reports, work orders, and basic computer applications
- Hold a valid driver's licence with a clean driving record
Physical Requirements
This position requires the ability to:
- Lift and carry maintenance materials and equipment
- Bend, kneel, crouch, climb ladders, and work in confined spaces as needed
- Work both indoors and outdoors in varying weather conditions
Work Schedule
Most work is performed during regular daytime business hours; however, the successful candidate must be available for occasional evenings, weekends, and emergency on-call situations as operational needs require.
Experience
Experience in property management, building operations, facilities maintenance, construction, or a related field is required. Trade certifications, building operator certifications, or related technical training are considered strong assets.

Pay: $50,000.00-$60,000.00 per year
