Job Title: Building Operator

Humford Management Inc. seeks a Building Operator to support the management of a portfolio of commercial office property located in Edmonton, Alberta. Our core business is the third-party management of commercial properties. The Operator is responsible for tasks associated with the portfolio assigned to them.
1. Property Maintenance
Ensure exterior of the property is maintained and kept neat, clean, free of litter and safe.
Walk through all vacant areas and mechanical rooms to ensure areas are clean and in a good state of repair especially in the colder months.
2. Reporting and Documentation
Provide input for the monthly Operations Report to the Operations Supervisor/Property Manager. Report on results of building inspections and work performed.
Read check water meters where applicable
Check fire extinguishers and record inspection on extinguisher tag
Ensure mechanical and storage rooms are neat and clean
Check Lock Boxes to ensure there are keys and codes have not been changed
3. Other Duties
Assist in removal of snow and ice from sidewalks when required in emergency situations and follow up with snow removal contractor. Report to Property Manager or Supervisor when this is required.
Perform minor plumbing work within the operators training and skill level, in the exterior and common areas; use contractors for more complex repairs and all electrical repairs.
Maintain a log on work completed and tenant maintenance requests.
Immediately report all tenant and building problems to the Property Manager. Keep Property Manager informed of work being done in the building or potential issues.
Obtain competitive quotes as required, review and provide a recommendation to the Property Manager.
Monitor and inspect all work completed in the building to ensure work is completed as per code, specifications and/or contract.
Continually assess contractors and where necessary, look for new suppliers/contractors who can provide the level of service and quality of work Humford Management expects.
Ensure tenants are not altering their space or installing equipment or signage, which has not been approved by the Property Manager.
Under the direction of the Property Manager and Operations Supervisor, supervise tenant improvement contractors, prepare deficiency lists and report concerns.
Monitor existing contractors and ensure work is performed to Humford Management standards.
As directed by the Property Manager or Operations Supervisor, contact roofing contractor for repairs and monitor work.
Perform minor repairs and painting.
Be the first point of contact in case of emergency – security issues, alarms, floods, fire, etc.
Alert Property Manger if any signage is out of date or damaged.
Maintain and keep organized all Operation Manuals.
Recommend ways to improve the building (e.g. more energy efficient, more curb appeal, tenant services, etc.)
- Minimum 5th Class Power Engineering certificate or relevant field experience, a 4th Class will be considered an advantage
- Can work independently, has practical hands on experience servicing multiple buildings on a daily basis, mush be able to respond to after hours emergencies, able to obtain quotes and to coordinate larger repair projects
- Excellent communication skills – written, verbal and computer, able to troubleshoot problems and react analytically
- Demonstrates “Pride of Ownership” and can provide prompt, professional and courteous service to tenants
- Must own personal vehicle and have an active drivers license
- Satisfactory police record clearance
- Must have an ability to work and communicate within a team
