Role Description
We are seeking an experienced Construction Purchasing Manager to oversee procurement, material estimating, and tender preparation for our siding and roofing projects.
Key Responsibilities
Estimating and Tender Preparation
- Read and interpret architectural and construction drawings, specifications, schedules, addenda, and tender documents
- Prepare accurate material takeoffs and quantity calculations for siding, roofing, soffit, fascia, insulation, and related exterior systems
- Prepare tender documents, pricing summaries, bid submissions, and supporting documentation
- Prepare and coordinate shop drawings, material layouts, product data, and material submittals
- Identify missing information, drawing discrepancies, unclear details, exclusions, and potential cost risks
- Request and review pricing from suppliers and subcontractors for tender submissions
- Update takeoffs, estimates, and budgets when drawings, specifications, or project scopes change
- Ensure proposed materials and systems comply with project drawings, specifications, and quality requirements
Purchasing and Material Coordination
- Identify, evaluate, and qualify suppliers and vendors
- Request, review, and compare supplier quotations
- Negotiate pricing, payment terms, lead times, and delivery schedules
- Prepare and issue accurate purchase orders
- Confirm quantities, colours, profiles, specifications, and lead times before placing orders
- Ensure materials are ordered according to approved drawings, specifications, budgets, and project schedules
- Coordinate deliveries with project managers, estimators, site supervisors, and suppliers
- Monitor material usage, inventory levels, backorders, shortages, and damaged or incorrect deliveries
- Track purchasing costs for each project and identify cost-saving opportunities
- Source cost-effective alternative materials that meet project specifications and quality standards
- Maintain accurate purchasing records, project budgets, material logs, takeoffs, and vendor reports
- Evaluate supplier performance and resolve pricing, delivery, purchase order, and invoice discrepancies
- Proactively plan material requirements to prevent project delays, shortages, and cost overruns
- Ensure purchasing activities comply with company policies, quality standards, and applicable regulations
Qualifications
- Experience in construction, siding, roofing, or exterior-building-envelope procurement
- Strong knowledge of siding, roofing, insulation, soffit, fascia, flashing, and related construction materials
- Ability to read and interpret architectural drawings, construction details, specifications, schedules, and tender documents
- Experience preparing material takeoffs, cost estimates, tender submissions, and shop drawings
- Experience sourcing materials, obtaining quotations, negotiating with suppliers, and managing purchase orders
- Proficiency in Microsoft Excel, PDF takeoff or estimating software, purchasing or ERP systems, and digital tracking tools
- Strong mathematical, organizational, analytical, and time-management skills
- Ability to manage estimating and purchasing requirements for multiple projects simultaneously
- Excellent written and verbal communication skills
- Strong attention to detail, accuracy, and accountability
- Ability to work independently and meet deadlines in a remote environment
- Previous experience as a construction purchasing manager, buyer, estimator, or materials coordinator is highly beneficial
- A diploma or degree in Business, Supply Chain Management, Construction Management, Estimating, Engineering Technology, or a related discipline is preferred; equivalent practical experience will also be considered
