The Live-In Superintendent is responsible for the day-to-day management, maintenance, and overall operation of the residential building. This position ensures that the property is safe, well-maintained, and compliant with all relevant regulations, while providing a high standard of service to tenants. The Superintendent lives on-site and serves as the first point of contact for residents, contractors, and property management.
Key Responsibilities:
- Perform daily building inspections and address maintenance issues promptly.
- Ensure timely rent collection on all units, follow up on late payments
- Interview, provide showings and screen new tenant prospects
- Perform unit refresh for tenant turnover
- Respond to tenant requests, complaints, and emergencies in a professional manner.
- Carry out routine repairs (plumbing, electrical, carpentry, painting, etc.) or coordinate with approved contractors.
- Maintain common areas, including cleaning, garbage removal, and seasonal upkeep (snow removal, lawn care).
- Ensure building security systems and entryways are operational.
- Monitor and supervise contractors/vendors working on-site.
- Enforce building rules and regulations as directed by property management.
- Maintain accurate records of maintenance requests, work performed, and supply inventory.
- Report regularly to property management regarding building operations and tenant concerns.
- On call 24/7
Qualifications & Skills:
- Previous experience in building maintenance or property management is an asset.
- Strong troubleshooting skills for basic repairs.
- Good communication and interpersonal skills for working with tenants and management.
- Ability to handle emergency situations calmly and efficiently.
- Knowledge of health and safety regulations.
- Physically capable of performing maintenance and cleaning duties.
Other Details:
- On-call availability is required for after-hours emergencies.
- A rent-reduced unit within the building is provided as part of the compensation package.
