As Real Estate & Facilities Manager at GoodMorning.com, you are central to our growth, adeptly developing and managing our real estate portfolio in support of business objectives. This pivotal role involves identifying and securing optimal real estate opportunities, leveraging market analysis and trends, and establishing beneficial relationships with landlords and contractors. Through expert negotiation practices, you ensure favorable terms for leases and contracts, enhancing GoodMorning.com’s financial and operational leverage. In this role, you will
- Develop and execute comprehensive real estate and facilities management plans to select, negotiate, maintain, and protect the company’s retail stores and office spaces.
- Build and manage a diverse real estate portfolio, executing contracts and agreements, leasehold improvements, service and maintenance agreements, risk mitigations, and efficient administration.
- Cultivate and manage partnerships with a diverse range of real estate vendors, contractors, and other external service providers (e.g. lawyers, insurers, utility providers).
- Collaborate with internal departments to understand their needs, ensuring that plans and activities align with, and fulfill, these cross-functional requirements to meet their quality, cost, and timeline expectations.
- Leverage market knowledge and exceptional negotiation skills to establish contracts that secure favourable terms for property leases and maintenance services.
- Oversee compliance with industry requirements, building regulations, and sustainable and ethical practices throughout the real estate and facilities management process.
- Implement risk management approaches, and secure insurance, to safeguard and protect property, staff, and customers.
- Rigorously implement and monitor service level agreements (SLAs), ensuring contractors and service providers meet their obligations and develop corrective actions for any deviations.
- Manage budgets and planning for real estate and facilities operations, focusing on cost-effectiveness, timeliness, and efficiency of site renovation projects, enhancements, and ongoing administration.
- Deliver in-depth reports and analyses on management strategies, contractor performance, cost savings, and operational process improvements, driving data-driven decision-making.
Our ideal candidate
- A minimum of 5 years of experience in real estate, facilities management, or a related field, including at least 2 years in a managerial or leadership role. Experience should demonstrate a focus on strategic management, vendor relations, and operational excellence in a dynamic business environment.
- A successful track record of developing and executing plans that have led to optimal service levels, cost savings, and effective vendor and contractor relationships.
- Strong negotiation skills, with extensive experience in drafting, evaluating, and managing complex contracts to ensure advantageous terms and compliance with company policies.
- Advanced organizational and project management skills, enabling the simultaneous management of multiple real estate and facilities projects and initiatives and the implementation of large-scale facility improvements or renovations.
- A solid understanding of Canadian real estate laws, building regulations, and facilities management standards, with a keen awareness of the regulatory landscape that affects management activities.

- Proficiency in conducting comprehensive evaluations of service providers and contractors, incorporating criteria such as quality, cost, reliability, capacity, and adherence to sustainability and ethical practices.
- Able to identify, assess, and mitigate risks associated with real estate and facilities activities, ensuring business continuity and resilience.
