About the Opportunity
The Construction Project Manager will provide overall project leadership for mid-rise residential development projects in downtown Edmonton, working closely with the Construction Superintendent, consultants, subcontractors, suppliers, municipal stakeholders, and internal leadership.
While the Superintendent leads day-to-day field execution, the Project Manager will take ownership of the broader project — including budget, schedule, contracts, procurement, cost control, change management, consultant coordination, risk management, and overall project delivery.
You will be responsible for keeping the commercial, technical, and operational components of the project aligned while ensuring the site team has the information, resources, decisions, and support required to keep construction moving.
This opportunity is ideally suited to someone with proven experience delivering mid-rise residential, multi-family, mixed-use, or comparable complex building projects who enjoys taking ownership of a project from pre-construction through occupancy.
Key Responsibilities
Project Leadership
- Lead residential construction projects from pre-construction and mobilization through occupancy and close-out.
- Establish project objectives, execution plans, schedules, budgets, and key milestones.
- Work closely with the Construction Superintendent to coordinate field execution with overall project requirements.
- Provide leadership and direction to project coordinators and other project team members.
- Maintain clear communication between ownership, consultants, site leadership, subcontractors, suppliers, and other stakeholders.
- Identify project risks early and develop practical strategies to address them.
- Maintain accountability across the project team for schedule, cost, quality, and deliverables.
- Provide regular project updates to senior leadership.
Budget & Cost Control
- Develop, manage, and monitor project budgets and cost forecasts.
- Track commitments, expenditures, projected costs, and budget variances.
- Review subcontractor pricing, progress claims, change orders, and invoices.
- Manage project contingencies and identify potential cost exposures.
- Prepare regular cost reports and forecasts for leadership.
- Identify opportunities for value engineering and cost efficiencies without compromising quality or design intent.
- Maintain strong financial oversight throughout the project lifecycle.
Contracts & Procurement
- Coordinate tendering and procurement of subcontractors, suppliers, and major project scopes.
- Review bids and support subcontractor selection and contract award.
- Negotiate and administer construction contracts and purchase orders.
- Monitor subcontractor performance and contractual obligations.
- Manage change orders, scope changes, claims, and commercial issues.
- Identify long-lead materials and critical procurement requirements.
- Ensure procurement activities remain aligned with the overall construction schedule.
Scheduling & Project Execution
- Develop and maintain the overall project schedule in collaboration with the Superintendent.
- Monitor critical milestones, procurement timelines, permitting requirements, and construction sequencing.
- Identify schedule risks and implement recovery strategies when required.
- Coordinate consultant deliverables and design information required for construction.
- Ensure RFIs, submittals, shop drawings, and design decisions are addressed in time to support field operations.
- Work collaboratively with the site team to resolve construction challenges.
- Support commissioning, turnover, occupancy, deficiency completion, and project close-out.
Consultant & Stakeholder Coordination
- Coordinate architects, engineers, consultants, contractors, suppliers, and other project stakeholders.
- Lead project meetings and ensure action items are documented, assigned, and completed.
- Maintain productive relationships with municipal authorities and regulatory agencies.
- Support permitting, inspections, approvals, and occupancy requirements.
- Communicate project status, risks, financial performance, and major decisions to senior leadership.
- Ensure stakeholders remain aligned throughout the project lifecycle.
Safety & Quality
- Work collaboratively with site leadership to support a strong safety culture.
- Ensure projects are executed in accordance with applicable Alberta Occupational Health and Safety requirements, company policies, and contractual obligations.
- Support quality assurance and quality control throughout construction.
- Ensure deficiencies, design issues, and quality concerns are identified and resolved promptly.
- Maintain a strong focus on delivering a high-quality finished product.
What You Bring
We’re looking for a Project Manager who combines strong construction knowledge with commercial awareness, organization, leadership, and the ability to keep complex projects moving.
Required Qualifications
- Minimum 5–7 years of progressive construction project management experience.
- Demonstrated experience delivering multi-family residential, mid-rise residential, mixed-use, or comparable complex building projects.
- Strong understanding of construction budgets, cost forecasting, contracts, procurement, scheduling, and change management.
- Experience working closely with Construction Superintendents and field teams.
- Demonstrated ability to manage subcontractors, consultants, suppliers, and multiple project stakeholders.
- Strong knowledge of construction sequencing and project delivery.
- Ability to read and interpret architectural, structural, civil, mechanical, and electrical drawings.
- Experience managing RFIs, submittals, change orders, progress claims, and project documentation.
- Strong negotiation, communication, leadership, and problem-solving skills.
- Excellent organizational skills with the ability to manage multiple competing priorities.
- Proficiency with Microsoft Office and construction/project management software.
- Legally authorized to work in Canada.
- Ability to work in Edmonton and regularly support projects in the downtown core.
Preferred Qualifications
The following would be considered strong assets:
- Diploma or degree in Construction Management, Engineering, Architectural Technology, Business, or a related discipline.
- Experience working directly for a residential real estate developer.
- Experience with steel-frame residential construction.
- Experience delivering urban or downtown construction projects.
- PMP designation.
- Gold Seal Certification.
- Experience with Procore, Bluebeam, MS Project, or comparable construction management platforms.
- Strong experience with project financial reporting and forecasting.
- Experience managing commissioning, occupancy, turnover, and project close-out.

Final compensation will be determined based on the successful candidate’s experience, qualifications, and overall alignment with the position.
