Property Maintenance Technician

About the Role
Zenith Developments is seeking a dependable, motivated, and hardworking Property Maintenance Technician to join our growing team. The successful candidate will be responsible for maintaining residential rental properties to a high standard while providing excellent service to our tenants. This is a hands-on position that requires someone who is self-motivated, takes pride in their work, and can manage a variety of maintenance tasks independently.
Responsibilities
- Complete maintenance requests in occupied and vacant residential properties.
- Perform general repairs including drywall, painting, flooring, trim, doors, locks, and basic carpentry.
- Complete minor plumbing repairs such as replacing faucets, toilets, unclogging drains, and repairing fixtures.
- Perform basic electrical work including replacing light fixtures, switches, outlets, and smoke detectors.
- Install, troubleshoot, and complete minor repairs on household appliances.
- Prepare vacant units for new tenants, including repairs, touch-ups, and general unit turnover.
- Conduct routine property inspections and identify preventative maintenance needs.
- Perform seasonal property maintenance including snow removal, ice control, lawn care, landscaping, and exterior property upkeep as needed.
- Pick up and transport maintenance materials, supplies, appliances, and other items from suppliers and retail stores.
- Move or assist with transporting appliances, equipment, and other large items between properties when required.
- Coordinate with contractors for specialized repairs.
- Maintain accurate records of completed work and materials used.
- Respond to occasional after-hours maintenance emergencies.
Qualifications
- Previous experience in residential property maintenance, construction, or a related trade preferred.
- Strong knowledge of drywall, painting, carpentry, plumbing, and basic electrical repairs.
- Ability to troubleshoot maintenance issues and work independently.
- Excellent organizational and time management skills.
- Professional communication and customer service skills.
- Valid Class 5 driver’s licence with a clean driving record.
- Must own a reliable truck or vehicle with towing capability to transport trailers, maintenance supplies, appliances, and other materials between properties and suppliers.
- Ability to lift 50 lbs or more and perform physically demanding work in various weather conditions.
Preferred Qualifications
- Experience in residential property management.
- WHMIS and First Aid certifications are considered assets.
- Trade certification is an asset but not required.
